So - my call to land registry on Tuesday worked a dream and the title deeds were registered and landed with my solicitor this morning.
We need to re-sign some documents and everyone has confirmed we can do a simultaneous exchange and completion early next week!!!!!

I am officially excited, less fed up and packing has recommenced with a vengeance!!

Good progress for me today - my report on the title has come through from the solicitor for the one I'm buying. Solicitor saying I just need to go through that, then make an appointment to go in and sign the docs. Sale long since, signed contracts and ready to go, so should be happily on track for planned exchange date of 28th. Cross everything - after 13 months I'm still super nervous!

Thought I’d join this thread! Only a few weeks into the process! Quick question, is it normal for the people we are buying from wanting to charge us for their integrated dishwasher and washing machine?

Really lovely progress on here this week. Fingers cross for all.

We've also progressed to discussing completion dates. Hoping to be ready to exchange later next week. Of course despite me stating for the last 2 months to the solicitor and EA that we will not complete on a Friday, what day of the week was suggested by the bottom half of the chain - a Friday of course 🙄. I've gone back and suggested a different day.

Ok so survey results and quotes indicate roughly 20k worth of work. Not sure how to broach this!!!

The way to approach this is:

  • What is flagged red for immediate attention?
  • Does this need validating by a specialist to check whether it actually needs doing? If so, get that booked in. The surveyor is not a specialist. They are there to do a general assessment and highlight things that might need attention
  • Get a quote from a professional who has visited to check exactly what needs doing. Don't just google to get a random price
  • Was the item something that you COULD have noticed during viewing? Sometimes you didn't notice it but you probably ought to have opened that cupboard to have a look at the boiler or see how old the consumer unit is. Just because you overlooked it, doesn't mean that's on the vendor
  • Is the item amber?
  • When is it likely to need doing? If it's not an immediate risk and could be lived with for a few years, that's the cost of maintaining a property. E.g. the boiler will probably need to be replaced within your time living in the property. If it's not likely to be condemned during a boiler check and can eek out another couple of years, that's on you. People don't generally replace boilers until they fail and the cost of repair outstrips the benefit.
  • Did you already knock money off the asking price and what reasons did you give?
  • If you got £20K off and stated your reason for doing so was the condition of the property then I'm guessing the vendor will see any likely repairs as costed in

I could cry mortgage company survey picked up there is no firewall in the party roof (it’s a 1900s terrace) so won’t proceed with mortgage until it’s complete 😭😭😭

Apparently my vendors new build is due to be signed off next Thursday so then dates can be discussed. I've been led to believe that completion is the 28th so let's see if it's possible! I've no idea on new builds on how quick it progresses after it's been signed off. I guess I'll find out in a week! My solicitor better have everything ready!

We've signed and returned our contract as have out buyers but we're still waiting to hear if our seller and her vendor have done the same. That's as far as the chain goes and everyone knows we're working towards completion on the 28th but my seller's solicitor is so quiet. Trying to get anything out of them or the EA is like pulling teeth. I have no idea if they've even been sent their contracts because they aren't responding to my solicitor. We think they have but don't know. I just want a bloody response! It's Friday again tomorrow and the weeks are just sailing by with barely any progress every week. If we don't exchange next week there's no way we'll be moving on 28th.

We're completing on Monday- was originally meant to be tomorrow then we decided to push it back and I'm so glad we did! DS1 had his last day at school today... I cried but he was so chilled out! He's really taken all this change in his stride and I'm so proud of him. He's going to go to the new school for a couple of hours tomorrow. We've just been running round like headless chickens the last few days, I don't think I'll believe it's really happening until we've got the keys and we're in!

Well we’ve found out why our buyer’s solicitor is so quiet. He’s on holiday! Until APRIL!

Huge flurry of complaints incoming, as no one was informed, including our buyer, his client, who is apparently absolutely livid.

So… at least we know the buyer also wants to complete on the 25th too. Our solicitor is urgently requesting the other firm to assign another solicitor to it.

I would say it's a bit cheeky with integrated. What are they going to do if you refuse? Rip them out? That would damage the fitted kitchen, which is part and parcel of the property. Totally normal with freestanding to offer to leave them but expect a cash consideration. I think I would flag that up for the EA and solicitor to suggest they think again.

Bloody hell! That's outrageous. Were they planning to just ignore all the other solicitors etc for months and think no-one would notice?

@The3rdWatermelon Bloody hell! That is a joke. Hopefully there is a someone else assigned to the case ASAP. The laxness and disregard of some solicitors is awful

Ok, so our survey has many many issues which we didnt see from the viewing. We emailed today regarding a reduction. My issue is our mortgage provider never did a valuation - they agreed to the mortgage, took the £100 for it, and yet never actually visited!

We’re only waiting on one search for our onward purchase (was due back this week) & someone below us in the chain is awaiting their final mortgage offer & we’re good to go.
We’re aiming for 17th March to complete.

I emailed my sales progression person for an update on the top of my chain who we've had no confirmation from regarding completion on 28th and she was really helpful. Her response was the chain will complete when everyone is ready 😤

I'm certain now she's withholding information that they don't want us to know. These people were supposed to be buying a new build last year but pulled out of that and didn't tell anyone. We got a flimsy update around November saying they'll sell and move into a rental but no further update on them so we've put the 28th forward as completion and we can only assume they're happy with that but they're not answering at all. The sales person has simply said they will vacate the property but not answered when that will be. My worry is they're now looking for a rental property which could take weeks and that's why they're being evasive.

It’s so stressful all round isn’t it? I swear once I’ve actually brought this house I’m not moving again!

I spoke to our sellers agent, who spoke to seller today. Thankfully the seller is going to get quotes & sort the firewall issue, according to seller the walls are there just not to ceiling. I’m hoping it’s not a massive job, I’m prepared to contribute after completion if I need to. The mortgage advisor confirmed that once the work is done they will re value & as along as all ok we can go ahead 🎉 MASSIVE relief, just hoping seller can sort quickly I’m keen to get out of rented asap. Also praying they don’t find anything else wrong the house was built in 1891 so I know it won’t be perfect, but I love it!

Joining having a complete nightmare we are second for top of chain.

My EA told me the chain had completed below us but their solicitors hasn't told mine or sent anything to them re draft contract.

My vendor's solicitors seems to be moving at some glacier pace and the drama starts with my vendor's solicitors, she's a old lady and breaking herself to get to things to back to her solicitors and then her solicitor is just sitting on it and not passing anything on to us or the vendor including our enquiries which they had a month ago.

We are on the last 4 enquiries to be completed and we should be done. If my vendor's solicitors get act together

All enquiries from buyers have been satisfied & they’ve signed. Enquiries from to our seller were raised when the other searches came back & we’re not expecting any more from the one outstanding search. We don’t have anything to enquire about either.

Sorry this has happened to you, I'm 13 weeks in and hoping to exchange on Monday. My Solicitor has been on hols twice during this time and each time there has been another solicitor to cover. They were active and responsive each time she was out, things kept progressing. Its beyond me that they could leave you hanging like that?

I don't think that is normal at all, but to be fair my sellers tried to charge me for a tree in the front garden at the start of my process which I felt was a bit strange. The final F&Fs doesn't show this now so hopefully its still there when we finally move.

Our buyer did another viewing yest, hopefully all good. Have submitted our mortgage application and survey request. Contract pack received from vendors. Due to past history I am already hugely stressed but just have to hope it all works out........
