I have trawled through the local estate agents and in usual style, the houses I like have 'just been taken off the market' (for rental), 'just had an offer on that', or MOST ANNOYINGLY, "oops, hahahaha, that sold ages ago and I've not got around to taking it off the site yet." 😠😠

Sell, sell, sell, people!! 😆

Pounce on anything new to market & organise viewings quickly. Don’t let other people offer before you’ve viewed & had the opportunity to decide whether you want to make an offer yourself or not. Make sure all the local EAs are aware you are in a position to proceed, assuming you are.

Most popular time for people to list houses is the Spring.

Buying is painful, I sympathise. We completed in 2023 and I remember it being the most stressful time. We were house hunting for almost 2 years, and like you things kept slipping through our hands. So much of it is out of your control, and that's what I struggled with.

The house we ended up buying, was on the market 8 days and we offered full asking price there and then. I was over not showing my hand at the viewing or whatever.. my husband liked it, but he liked to think about things and that's why we kept missing our. There were people viewing the property when we were outside waiting to go in, it's an awful feeling. It suited our needs and was exactly what we were wanting so I told him to call them NOW!

10 weeks later we were in.

I agree, when we bought I k ew every estate agent well and we saw a lot of houses before they went on the market. We put an offer in on ours before it ever made it to rightmove.

Well now I'm getting peeved. There's massive delays where I live to see houses - a lot of sellers are doing weekend only visits for some reason where they are in and no EA's allowed to conduct visits during the week. I've missed out on 3 places now, because someone has banged an offer in before I've even viewed it :(

Then there's the ones selling where there's a tenant already living there and the faff that goes with arranging viewings for those... I'm getting fed up now. It's like OLD out there!
