We’ve been on the brink of exchange for a week now and something new has come up daily.

fingers crossed for tomorrow but is this normal?!

Yes happened to us - everything ready to exchange on the Monday and it didn't actually happen until the Friday!

We finally exchanged the day before completing last year. I felt 10 years older by the time we moved (and completed at 4pm).

Yes pretty normal. Everyone tells you they are ready to exchange, and then suddenly last minute things come up that inexplicably no one has thought about before.

Frustrating but im sure you’ll get there soon.

Yes, we were due to exchange and inexplicably some funds weren’t there. Not our funds, I hasten to add. It was a worrying further few days.

Thanks, I feel mildly reassured to hear it’s not just me.

Monday a solicitor away, Tuesday some unnecessary stuff about free appliances, Wednesday someone in the chain having to swear something or other, today supposed to happen this morning but a missing form. I wonder what tomorrow will bring?!

I feel you on the exchange pain. We were days off exchange and completion ( same day) back in July and chain collapsed. Then complete chain again and we've been on the brink for a week, but suddenly found out paperwork missing down the chain! This was sorted out, it was looking likely for yesterday, got the email asking for authority to exchange at 12pm, and at 5pm our solicitor emailed to say that no one could get a response from solicitor at the bottom ( who has been a pain this entire time). Really really hoping for Monday. Such a stressful time.

Yes it’s awful. We were supposed to exchange for over a week and finally did 2 days before completion

I've found it quite reassuring other people having this situation, previous house moves we've had have been fairly straightforward in comparison

@Ferretbitme hope you're having more luck than us. Gave authority again today only to find out the bottom of the chain haven't even got their contract in! Hence why their solicitor was non responsive on Friday - just feels never ending

Out of interest, what kind of requests do you get? We are due to exchange hopefully this week/ next and not had anything yet.

I reckon that some of this is down to junior staff being given the conveyancing work. The files are then reviewed by a more senior person just prior to exchange and it's found that due diligence hasn't been done. So then further enquiries ensure, missing certificates have to be sought etc.

I think this is probably what has happened in our chain, although it's hard to be sure as nobody will admit what went wrong of course.

I can't decide whether it's better right now to prepare for the worst or manifest a vision of us moving into our new house. I vary between the two on a day-to-day basis 😫.

Oh yes, we had this. 6/7 of us were ready to exchange mid April, person at bottom of chain decides they're getting a mortgage last minute.

We were all ready first week June and someone pipes up their mortgage offer ran out 26 June, so had complete by then. Messing around for a few days and we ended up having to issue an ultimatum and that if hadn't exchange ten days before, it wasn't happening as we were away on holiday in the meantime whch we'd made it clear early on. Literally, gave a deadline of noon for exchange, so we had a couple of hours to put everything in place (removers/utilities). Had a call from solicitor just before 2pm saying he thought everyone was ready.

@Gekko21 I'm the same. We went to look at the house we are buying again last week and I purposefully looked for things I didn't like to try and make me more balanced but I just liked it more! I've been very negative and doom and gloom this whole time and it's served no purpose so I'm now really throwing positivity out. We WILL move on xyz
