Critique my house photos part 1

House going up on sale in end Feb/early March.

Before EA comes to do photos I took Mumsnet advice and photographers some rooms ie the 3 bedrooms myself to ask you for suggestions.

In each pic in red/pink/blue/green spots I've marked out "areas for attention". Usually these mean "move these things out of eyesight". Beds will be covered down with neutral colour bedspreads and matching pillow cases so ignore yesterdays bedding!

What would you suggest is done to these two rooms (master bedroom has en-suite loo freshly redecorated yesterday - other two are DS and DD rooms.

As said above in highlights are the things I could spot.. pictures blacked out for privacy

Reckoned best to get feedback now before EA has been than after! I'll never be brave enough to put a Rightmove link :D

I admire your proactive approach, OP!

Most jarring to me was the wardrobe obscuring the window in the master, and I see you've already changed that.

Ditto the run of drawers and shelves and lopsided curtain and upright column of stuff barricading the window wall in the single room. Is there also a radiator behind there? Any way of distributing things so the room feels more relaxed and spacious?

Arrangement of attic room looks odd, but you've fixed that too :)

My strongest impression otherwise is of the glorious light streaming through all your windows - it is very inviting, so if you could repeat that for your official photos it would be a good thing!

Master - may just be the angle but it looks like the wardrobe goes over the window? If so, I think the furniture needs moving round (drawers/wardrobe swap?) so this doesn't happen - it needs to appear there's definitely room for both.

Tbh I wouldn't do a lot more as the things i would want to change in the rooms would cost money and are not transferable to your new house. The bits I personally don't like so much are the light fittings, curtains/blinds and colour of carpet.

Can you stick in a biggish house plant somewhere? Or perhaps a couple on the window sills?

Also, I'd move one of the furniture items in the room with the 'recess' with hanging rail to go on the floor in that space, takes less width up from the rest of the room and makes better use of the space.

Hope you've got a thick skin, it's so easy to criticise other people's homes when you don't know them, if I knew you I'd say it was lovely! I'd hate to think what people would really think of mine, it would be a horror show!!

It’s decluttered which is great but it needs decent furniture in bedroom 3.
Also you seem to be missing basics like bedside cabinets and lamps, maybe a vase on the windowsills? I agree there needs to be two curtains. If you are putting on neutral bedding great but each room could have an accent colour created with a throw and cushion on each bed to brighten the grey/white. It just needs dressing OP.

Mainly I just think relocate wardrobe, make beds, add a few plants, maybe a few rugs. Declutter. Before people come make sure it smells/ feels nice. (Open windows for fresh air but make sure not cold so maybe leave heating on too.) Spray a nice room scent around. Not horrible air freshner. Jobs a good 'un.

I would have a look at similar houses on the market and stage your house in a similar fashion. It does look a bit unloved. Sell people a lifestyle.

Updates from today after your wise advice everyone :)

  1. As I said DH has moved wardrobe and master bedroom window now entirely free and unblocked
  1. DH has moved DS bed in attic room and bizarrely the room now looks normal and again we aren't sure why we had out the bed in that peculiar position - i would not have known without this thread
  1. I've been to a garden centre and picked out some suitable houseplants of a suitable size for all rooms and they are home now :)
  1. Non offensive neutral frames we are currently looking on Dunelm but also FB a marketplace to see if we can get some lovely pics
  1. Rugs have been shortlisted and will be here in a week to add pops off colour
  1. Finally DH choosing headboards now for all our beds so headboards also here in a week.

It's insane what a difference this thread has made (once i filtered out the upsetting bits and took the advice out of everyone's words and actioned things :)

This is where you start looking at your house anew and decide you don't want to move anyway, now the great posters of MN have identified better furniture placement! 😂

Now - let's move on to downstairs! 😜

Incredible the amount of people commenting on the bedding despite the OP very clearly stating in her first post that these will obviously be changed and arranged for the professional photos.

Not overly furnished which is helpful for people to see space & size. My only suggestion would be to put blinds up fully so natural light comes in during viewings/photos. Everyone loves a lighter room & darkness may put people off.

Or if you don't, definitely include it in the OP that you know you haven't folded the tea towels nicely, but they'll be done for the professional photos.

Because people really make sure they read the OP properly and won't, at all, criticise you for something you've already pointed out...! 😂

The rooms are an excellent blank canvas and when you've moved out the spotted parts, I just think you need to give them a bit of life. They look very grey at present which can seem a bit tired/dingy. Personally I'd dress the beds in a colour (have a look at show homes of a similar type and price point to your home and copy the palette.) Pot plants and flowers and its all good.

Thanks everyone - lots of useful thoughts and much/most of it has been set in motion :)

Whilst superbly useful to get so many good ideas and I hope this thread will be useful for others in future too - I won't be posting more photos of my home (whether downstairs or the re done bedrooms) because it needs thicker skin than what I've got :D

Also - as the front and downstairs is much more recognisable - thanks to all socialising/parties/get togethers obviously happening downstairs and literally nobody in my friends/colleagues/extended family standing a chance of recognising bedrooms - privacy is also another reason for not posting other pics.

Now DH and I have a busy few weeks ahead of getting house ready, little things fixed, bits of paintwork updating and actioning all the wonderful advice here, so I'll sign off :)

Thanks so much everyone - I know not everyone words advice the same way as we are all different but you've all been useful :)

I think it looks fine, other than the beds which need making that you've already addressed. I would move the wardrobe in the master bedroom though, it looks out of place and as though it blocks some of the window and natural lighting.
