Critique my house photos part 1

House going up on sale in end Feb/early March.

Before EA comes to do photos I took Mumsnet advice and photographers some rooms ie the 3 bedrooms myself to ask you for suggestions.

In each pic in red/pink/blue/green spots I've marked out "areas for attention". Usually these mean "move these things out of eyesight". Beds will be covered down with neutral colour bedspreads and matching pillow cases so ignore yesterdays bedding!

What would you suggest is done to these two rooms (master bedroom has en-suite loo freshly redecorated yesterday - other two are DS and DD rooms.

As said above in highlights are the things I could spot.. pictures blacked out for privacy

If you're kind I'll do another thread with downstairs rooms another day!

Reckoned best to get feedback now before EA has been than after! I'll never be brave enough to put a Rightmove link :D

Less certain as to where to put DS's bed in room with eaves... any ideas? DS has to sleep in that room but not sure where bed could go !

When I was selling my last house one of the things I did was take photographs when I'd got it ready for the EA to come round, like that morning when it looked immaculate.

Take a picture then scruitinise it, what it will show you is small things you don't notice, like lopsided curtains, something out of place on shelves, creased beds, etc.

Also ask the EA to send you the images before they put it online, so many take rubbish photos, these are your first point of interest for buyers, you want them to look great.

The outside is important too, make sure your entrance is neat and tidy.

is there a possiblity of changing his bed to a sofa bed, that way you can make it look like a chill out room

Remove or put away anything extra like clothes
I would not add anything keep it blank canvas

Skipped so apologies if mentioned, I would remove all the stickers of the child’s draws, to me it shows you may let the child damage the house. Good luck with the sale!

Could go along the wall where you’re standing or is there another door there? I’d put a little desk or some shelves within the window if you have one as it makes it look like a cute quirky feature. We saw a house with a bookshelf on the stairs that I still think about regularly, it was probably an annoying shaped space until they repurposed it!

Also in the other child’s room I’d try the bed under the window and the storage on one of the other walls. I think it might make it feel more cosy and inviting.

I love dressing houses 😂 I did my partner’s flat when he struggled to sell it and the estate agent complimented my work which has further fuelled my obsession!

The rooms look great sizes so that's good.
The blandness (grey carpets, white walls) puts me off a bit, in a sea of online pics, you won't stand out. Try and add a pop of colour with bed throws and cushions.

Can you maybe get a headboard for the master bedroom? It all looks a bit student digs so I agree with the plants and soft furnishings. You can rent things if you don't want to buy, or B&M is great for big cheap but lovely looking real plants and cushions.

I would pull up the blinds on a sunny day, even the foot that you’ve left down is blocking light. As you have dark carpets, that absorbs light and darkens the room so blinds right up and lights on.

Beds made and sides tucked so super neat.

Otherwise I think it’s fine.

Updates from today after your wise advice everyone :)

  1. As I said DH has moved wardrobe and master bedroom window now entirely free and unblocked
  1. DH has moved DS bed in attic room and bizarrely the room now looks normal and again we aren't sure why we had out the bed in that peculiar position - i would not have known without this thread
  1. I've been to a garden centre and picked out some suitable houseplants of a suitable size for all rooms and they are home now :)
  1. Non offensive neutral frames we are currently looking on Dunelm but also FB a marketplace to see if we can get some lovely pics
  1. Rugs have been shortlisted and will be here in a week to add pops off colour
  1. Finally DH choosing headboards now for all our beds so headboards also here in a week.

It's insane what a difference this thread has made (once i filtered out the upsetting bits and took the advice out of everyone's words and actioned things :)

@Movinghomes that's a great outcome. And well done for taking the feedback on the chin. I bet you won't want to move when it's all homely.

I struggle with interior design and those finishing touches, it appears like it's worth putting photos on here to get advice as there have been some great ideas.

I'd love to see the 'after' photos when it's done, I bet it looks great as the house looks nice just needs those finishing touches. I also never realised how important the bed thing is and it really is distracting so a great thing to keep in mind in future too.

Headboards! Why don’t the beds have headboards? Reminds me of DDs old student houses, divan beds with no headboard and pillows against the walls.

Glad you didn't get rid of the bed as some have suggested. Even if you did have a cupboard to store your child in, people like to see a bedroom with a bed in it!

Agree with moving wardrobe in master

Move chest of draws away from window in other bedroom

why on one curtain in bedroom? I’d take it down or find other curtain so it’s balanced

Outside of the dots,

Master - relocate the wardrobe next to the window - its blocking the wall and making the place look more cluttered. Keep that wall empty. Also make sure en suite door is closed. Possibly add a rug?

Kids room - add a rug

Attic room - relocate the bed (could.it go sideways along the spot you were stood at to take the pic)?

I agree with all of this!
I also think with the wardrobe by the window, it might look like no other wardrobe space can be made which I know would personally put me off.

Is it an option to move the wardrobe in the master? It's blocking the window so from the photo it makes it seem like there's no other space for it. As a buyer I might be thinking it's a small single it seems as though the room doesn't have enough storage space.

Put some lights on in the room.

I would try and put the single bed under the window move some of the toys and dress the chest of drawers with a bedside lamp to make it look a bit cosier. Also a couple of cushions placed on the bed can help. You're trying to make it feel like an inviting space. I'll add some pics to show what I mean.

Great work OP! There's obviously no point on repeating what's been said and actioned, but this really shows how important getting the pictures and first impressions right is.

The one thing which I don't think you've picked up on is what looks like an office chair and desk in the master. That says to me the rest of the house is too small to fit one in, and I personally wouldn't want work encroaching on my space. If there's no where else for it to go, I'd remove it if you can.

We got these for our spare bedroom when we were "staging" our house. Inoffensive and generic but just add a bit of life to the walls (we have really high ceilings so our walls look extremely bare with nothing on them).

I was going to suggest packing away all the personal photos, fixing the holes and maybe hanging a generic picture, something colourful to offset the grey.

If storage is already overflowing perhaps start now to declutter and pack things you're taking with you.

Agents take very wide angle shots to get in as much as possible, which also makes rooms look huge.

Remove the netting with cuddly toys from the corner of the room. If you have no where to put them then hide them in the car (and move the car)

duvets need new pattered covers and all beds including attic need to be made up tidily.

rugs to create a splash of colour in large blank spaces

move the bed in the attic so that it’s far from the window.

Please buy plants, even fake ones, get some texture, greenery in there to offset the dull grey carpets, get a throw for each bed.

These rooms just lack any character.
