Critique my house photos part 1

House going up on sale in end Feb/early March.

Before EA comes to do photos I took Mumsnet advice and photographers some rooms ie the 3 bedrooms myself to ask you for suggestions.

In each pic in red/pink/blue/green spots I've marked out "areas for attention". Usually these mean "move these things out of eyesight". Beds will be covered down with neutral colour bedspreads and matching pillow cases so ignore yesterdays bedding!

What would you suggest is done to these two rooms (master bedroom has en-suite loo freshly redecorated yesterday - other two are DS and DD rooms.

As said above in highlights are the things I could spot.. pictures blacked out for privacy

If you're kind I'll do another thread with downstairs rooms another day!

Reckoned best to get feedback now before EA has been than after! I'll never be brave enough to put a Rightmove link :D

Sorry OP it just all looks so unloved.
On the plus side you have nice neutral decor with decent carpets and it looks clean. It's just not at all cosy and a bit messy. I second others - you need a serious tidy up/new storage and a couple of bright rugs and throws to make the rooms look cosy - perhaps try jewel colours for warmth? Put some lovely bedding on and make sure it's properly ironed and absolutely pristine in it's presentation.
That 3rd bedroom is really awkward in it's layout so definitely try to move that bed as it doesn't do that room justice in it's current position although it's hard to see where else it could go. Would it fit the other way coming out into the room but further along - perhaps the end where you took the pic from?

Sorry OP! Didn’t see the en-suite! If the wardrobes match can they all go on the same wall as the bed with a “shelf” (minimal) for bedside table?

I would move that desk up to the attic room. And have it where the bed is at the window and shift the bed down to where you took the photo from

The wardrobe in the master room needs moving so not facing the door, perhaps next to the bed on the right and shift the bed down.

The chest of drawers in the child's room needs rotating so you can't see the stickers.

None of the rooms look good for storage as you have so many temporary solutions so that would put me off.

Can you post a pic with the beds made properly / the photo covers on as otherwise they are really distracting.

Updates!

First of all thanks everyone.

  1. House is in very desirable south east town near outstanding state schools, in leafy residential neighbourhood.
  1. Money not an issue and we are ordering rugs and some neutral wall decor asap (great suggestion).
  1. Wardrobe - DH has just come and moved it to go next to its twin on the opposite wall - why oh WHY didn't we think of this! Of course it was blocking the window (see this is why you need to take pics and let strangers scrutinise things).

We got a chambers skip last month and did a huge humunhous de clutter and another few trips to skip today so not much else to donate/sell/skip.

Ps for those recommending a large super long duvet - we have a large super long bedspread though which is for photos and viewings so duvets wouldn't be visible at all anyway - so I guess no need now to go and buy super king duvet (that I will inevitably end up snatching away from DH in my sleep!)

Also, completely irrelevant for the thread, but the first singe bedroom - the curtain is hung wrong. The end closest to the window is turned out, so it needs the whole curtain slid off and put back on again with the end folded the other way. If that makes sense Grin

I think that what makes the main room so HMO ish is that the bed doesn't have a headboard. If you're going to buy some bits for staging the room then maybe one large picture or two A2 sized framed posters or something behind the bed would make it look a "considered" absence. The boys room I think is fine (other than getting a pair of curtains and a rug). The attic room seems a bit of a general purpose dumping room. If you can move the bed as PPs have suggested then you could restage it as a home office/guest room by moving the desk from the bedroom and putting it in front of the window. A nice desk light and accessories - matching pen pot and a storage basket or drawers to keep it looking tidy would also help. With lots of people looking for home office space it would be a shame not to use this to your advantage.

Yep - definitely restage the attic room as a home office.

Yes, the lack of headboard in the master was the main thing that hit me. It makes it look like a student bedroom, whereas you want to sell an adult and attractive master. Maybe a headboard with a couple of the pictures above that a previous poster linked to.

You could use paint in a square/rectangular shape (see Google). Or some “ledge “ frames from IKEA for artwork/small plants (even if not real) that would make a similar statement (again Google mags like Homestyle, Style at Home, Your home) or, if you think it’s worth it, a section of panelling (again, see mags).

If you can't even be arsed to make the bed once, for one single day, a day on which you are encouraging a stranger to give you 300grand, then what else haven't you been arsed about doing round the house?

Are either of those rooms with single beds large enough to fit a double bed in. People aren’t very good at judging sizes of rooms. You have to show them what is possible.

Your rooms all shout lack of storage space. Remove everything not used. Store in the attic or garage if you have one. The hanging rail isn’t great at all. I know you say you will make the beds properly, and it might be that, but they all look really odd! As people have said, is that first picture a master? I didn't get that from the picture at all, I thought it must be a kids room or spare room with twin beds oddly pushed together. Probably the angle but the beds looks oddly high as well, and without a headboard it kind of looks like someone's just thrown some white sheets over a pile of boxes.
Third picture just a bizarre layout - why is the bed right under a low bit of roof and halfway across the window? Especially when there's what looks like about an acre of grey carpet in front of it? And all of the beds are just sort of mattresses with no bed shape to them, so have a really bleak, not properly furnished look.

Point taken but tbf we all respond much more strongly to visual info and title said respond to photos so that's what several people did, and it's the main and overwhelming element in that main pic that gives you a sense of the bedroom, so hard to overlook even if I'd taken the written info in fully. The only answer then would be 'it will look completely different with nice bedding that fits so take pix of that and then we'll have a better sense of it.'

Great about moving the wardrobe though. And yep, the reason I thought it was two separate beds was the duvets. Agree re headboard too, does give off HMO. Hopefully as its a desirable area for schools these things won't be off-putting but you'll want to get the best price so someone moving for the schools would need to enjoy picturing themselves in that home.

I can’t see anything in these photos that would stop me viewing it if it met my specs.

Re: beds. I found it really hard to get the duvet cover to look neat for photos even after I ironed it on the bed, which made me wonder if all the insane bed dressing that goes on is because it’s quite hard? Anyway, throws will be your friends… maybe a bolster pillow?

Hate the patterned blind in the big bedroom, it also makes the room look dark, could you easily take it down for viewings or replace with a plain white simple blind rolled up

Light is the most important thing - have the blinds open and the lights on. Your photographer will use a wide angled lens to make the rooms look bigger... just make sure there is nothing over any windows.

Just a thought about the 2 duvets on supersize bed. Why not fold each duvet and place at bottom of each side of bed. This is what Theo do in Germany and Austria. They don't seem to makeup beds as we do. I always think it looks fresh and un cluttered .
