Waited for 10 month after offer and mortgage approved only to be told that sorry seller can not make on ward purchase.

Is that usual ??

So have they taken their property off the market? Had they offered on a property and had it fall through? 10 months is a really long time for it all to fall through 💔

I am told that seller's circumstances changed and they cannot purchase the property for now.

Yes the buyer (my seller) can not proceed with their buying on ward home

It’s not “usual” so to speak, but it’s one of the things which can happen in a chain, particularly with such a long period following the offer. People lose jobs or divorce or develop ill health which mean they’re not financially able to proceed or the property they were intending to buy is no longer suitable for their needs.

It’s not unheard of. The national average is that 1 in 3 purchases fall through for various reasons.

All you can do is restart your search. Take heart from them fact that in these situations people often end up finding a better house than the one that fell through.

This … it’s a mistake to wait too long for anything in the house buying/ selling business.

If your buyer or seller is motivated, they will not keep you waiting months & months.

Well I don’t agree with that and wouldn’t tolerate it as a Buyer.
