Partner buying out (mortgage and not married)

Really appreciate the help in advance as this is a very tricky time. I know there are lots of posts about this, but rather than reading through each one to get different bits of information, I would really appreciate any advice from those who have been through it please. Thank you so much.

Bit of info:

  • Ex is wanting to buy out (unmarried, mortgaged property).
  • We are in process of discussing amounts (after negotiating some costs etc.). I’m not sure if this will lead to an agreement with solicitors e.g. timelines for getting money, but I have been advised some people have ended up waiting for a long time!

Questions:

  • Once the ex starts the ball rolling for mortgage application I am unsure of the process and the implications once that starts - e.g. where do I stand once they start checking ex partner’s finances to take over mortgage?
  • Any advice on what to expect along this process?
  • Has anyone got experience of being bought out recently and decided to use a solicitor (I know you technically don’t have to as the one being bought out)? Roughly how much did you pay? (I am in South East England)
  • Anyone with experience of this having got/ not got settlement agreement in place? How did it go?
