Costs involved in selling and buying

Can anyone give me some help with approx costs involved in selling and buying so I can work out whether it’s financially viable.

We’re thinking our house will sell for 400k max and we’ll be looking to buy at 550k max.

Roughly how much am I looking at for estate agent fees, conveyancing, mortgage advisor etc.

Estate agent around 1%-1.5% of sales value depending where you are

Survey - up to £1,000 depending what level you go for

Conveyancer including surveys etc - around £2.5k

Stamp duty you can work out

Removal fees - depends on distance, if you want packing, etc

Depends where you are...

I recently bought and sold in Hertfordshire

Estate agents between 0.9% and 1.25% plus VAT
Conveyance was in the region of £3k I think
Mortgage advisor free (kept the same lender but have used L&C before which are free)
Movers £1200 including materials but not packing (moved a mile away)
Stamp duty £11k on a £470k purchase but bare in mind the threshold changes in April so it will be higher then.
Survey - £650
