How bad is the Winstanley Estate in north Battersea?

Anyone know the area? I’ve been searching for a flat close to Clapham Junction (or at least with good transport links to Waterloo). There’s a cluster of new build apartments by the river, around Cotton Row street that I’ve viewed. Had a bit of walk around yesterday and found the area a tad depressing…not dangerous but a bit off iyswim. York Gardens and definitely the streets behind it. Was told by a friend that Winstanley Estate is best avoided.

Would you live in North Battersea? I would be walking up Plough Road regularly from Clapham Junction, would you feel safe?

I lived in Prices Court from 2007-2016 ( so one of the blocks by the river) as a single woman working all over the place - so used both buses and trains at all hours and coming back at night - it was fine. I do walk fast and very purposefully though. I never cut through the Winstanley estate at night/ dark but otherwise had no issues and they were building more flats along the river when I left so would have thought more people would be around Admittedly it was some time ago so can’t say but it was one of the things I considered then when moving then. I’d check out the local forums and see what people say.

I lived not far from the estate until last year & would regularly pass by on my way to the station, I walked through and parked my car there on the odd occasion & was fine, although I wouldn’t walk through at night. Saying that there was always a stream of blue lights heading in there. Battersea is great, I miss it now I’m in a different part of London.

I’ve passed through the estate a few times heading to the riverside and it felt fine, admittedly in broad daylight. That’s obviously different to being a resident though. There do seem to be lots more flats being built and developments etc.

I used to live nearby and never had any issues, admittedly it was about ten years ago. Not much help am I.

@fingerbobz do you mean Falcon Park or York Gardens?

Do others have strong views about North Battersea? Or should I look elsewhere in Clapham/east Battersea?

I lived not far from there on Queenstown road for a few years. Used to come back through every now and again. As others have said in the day no worries, but it isn't the sort of place I'd head into at night. On the other hand, it's like this in London - you go 100m one way and it is £20 million townhouses and then 100m the other and it's a drug dealing nightmare of a sink estate. Reminds me very much of the housing estate around Garrett Lane in Wandsworth. Lots of lovely new places in the Ram quarter and of course all the new builds along the river. However that pocket just behind the high street is the Wild West. I wouldn't be put off by having these places nearby personally - if you are going to live in London it is par for the course.

The vibe is nasty. Getting worse. Had a taxi driver last week who hit the roof about going there at 2pm.

I used to live in a block of flats the other side and would walk through to get to the station in daylight but definitely wouldn't late in the dark. We had a lot of parcels stolen as well left outside so I wouldn't call it the best area and especially having kids now I wouldn't want to be there.

I know this area very well - for twenty years. Being so near the river is fab and you get areas like Battersea Square on the doorstep too. Has been a great place to live and bring up kids. Lovely community. Don’t walk through the Winstanley late at night (you won’t need to as 170 bus skirts you round it). You do hear about moped riders snatching phones, but I hear about that just as often on Northcote Road too.

I lived just off St John's hill for years. I wouldn't want to be walking around the area you are talking about at night.I just wouldn't feel safe at all. I always felt a real sense of unease around the winstanley even when driving in the area. There's a lot of gang violence and lots of drug related crimes.

I loved living in Battersea but I'd avoid that area 100%

I grew up in Battersea many years ago and never went down Winstanley estate. It was rough then and I cant imagine that its any better now. That part of Battersea has always been grim. Somewhere off Lavender Hill might be better?

I would choose the streets off St John's hill, between the commons, streets running off northcote road if given the options

i don't like Clapham high street at all. What about Balham?

Where near the Power Station?
Lots of places round there are fine, but the Patmore is just as notorious as the Winstanley.

Round Clapham High Street is OK and some bits extremely nice (and therefore £££)

Mr Monkey used to live on the Kambala Estate round the corner. It was fine, I used to be perfectly happy walking to his flat from Clapham Junction, but the area is, IMO, a little bleak.

I used to live round there too. 20 years ago granted. Walking Falcon road at night wasn't great. Seemed very quiet but ultimately i felt the same. It's just bleak and depressing. Lasted about 6 months.
