Party wall act advice

Hi,

The house we are hopefully buying has an attached car port and we would want to convert this to a garage.

Size and height is within permitted development, the front pillar is approx 50cm from the neighbours house wall which makes the boundary (this is our side access) This would be the closest point as the houses are on an outside curve, so would then be further away at the back. There is an existing side extension behind the carport with all appropriate planning/regs etc.

Will we need the party wall act for this?

I think it comes down to the depth of foundations needed as within 3m of the wall, houses are 30’s build.

We will obviously seek all appropriate advice after exchange but it’s 10pm on a Saturday and wondered if anyone had any ideas on this? Thanks

When we did an extension we didn’t need one but our houses were built in the 80s so we knew the foundations would be deep enough to not need it. With a house built
in the 30s you may need a builder to do a check for you.

Thanks, we will do this, I’m unsure how deep a garage foundations need to be, but I’m sure a builder will!

Yeah they will know and be able to do a test hole to see what’s going on down there!

For full advice search party walls on the Govn website.
You must notify your neighbours as you are building very close to them
It is not always down to depth of foundations in relation to your neighbour, especially given how close you are building.
