Why would someone invest in you?

Anyone can play pretend with other peoples money but thats not real life, you don't just get given money to play with.

Developers are either self funded or are builders who have put in time and gained a lot of experience in the field, working up and building a portfolio (and to be honest not always but often have connections, many times it will be a sibling of the investor etc...) and get hired by people. Then they build up a raport with that person to become their favorite/top workman and thus get those ongoing jobs and trust in there 'professional judgement' to suggest future ventures.

People in a position to do it don't need to ask how.

My house is through a company that does BTL and developments and the company is huge. Its run by two brothers, one made his fortune in banking as a mortgage advisor and the other is a builder who built up his own business and team of trades men. They pilled their knowledge, money & skills to create the business by buying, flipping and letting with their own money/work. Once the business was going others came to them asking them to buy and run investments for them... it didn't just happen from nothing on a whim because they fancied trying it.

The investor is the bank who will give you a mortgage. The funds needed to cover the property refurb will need to be covered by you. Then you can use any profit you make after you’ve sold the house and refunded the back towards the next property.
