Permitted development porch

We're thinking of getting an enclosed porch added at the back of our house and want to keep it within permitted development which limits us to 3 square meters (measured externally).

Has anyone done this who is willing to share their thoughts on usability - is it too small to be useful - or even pictures. Obviously I can, and have, measured it out on the ground but it's hard to get a sense from that alone.

Assuming that other criteria are met, you could build larger - it would just be assessed against the criteria for extensions as permitted development.
You say it is at the back of the property, so am assuming that there are no highways that would cause an issue. That is the main difference for porch pd - they are usually at the front of the property, so close to the road and easily visible.

We are maxed out on permitted development extensions hence wanting to stay within the 3msq one allowed for porches.

Ah - yes, that would be an issue 😁
