Anyone else putting their home on the market in early 2025?

Just that really - I'm going to be putting my home on the market soon, and hoping to find something to buy too. It's due to divorce, but I'm actually feeling ready to move on and find a wee place just for me and my teenager. I'm slightly dreading the process, and all the associated hassle, and worried that I won't be able to find somewhere I can afford nearby, but excited to start again. Anyone else planning on selling and buying in 2025 and want to keep me company?

Our probate took less than two weeks to come through. That was last autumn.

Our probate application took three weeks. It took longer than that to get stuff together, although my mum was very organised and that was only about six weeks.

Buyer A sounds better if buyer B needs to sell a property that isn’t even on the market yet.

Probate is sorted although if we accepted their offer I would double check, it’s the concern of the other house needing to be sold. Originally we were told that the purchase didn’t depend on that sale but that’s now changed.

We are in the waiting zone. How long do you wait? 3 months since we accepted an offer on our home, 5 weeks since our offer was accepted on the one we want to buy. Waiting for the seller to find their onward purchase.

Stuck waiting too. 6 weeks since accepting offer, everything has gone very quiet 🤷‍♀️

i would go with buyer A. buyer b involves more hassle I think plus the probate property isn't even on the market yet.

So... after finding the perfect property last week, we are ready to make an offer.
I waited because husband found somewhere else, in a slightly more preferred location but house layout is impossible to make work (and I'm normally excellent at those).
And was also waiting bc agent said there was an offer on the table, but we know they sometimes stretch the truth.
House is on at 600k, on market for 3 months, not much in that area is selling.
It's a forever home, we can afford it at 600k, price seems right.
How much should we offer?

He lives on his own so was hoping he might just stay with a friend (wishful thinking!)

@rhubarb007 I agree with trying £575k, they might try pushing you up so gives some room. 3 months isn't ages but it's not a short time either. Presumably if that offer on the table had been accepted/negotiated they would have known by now?

We offered full asking on the first day as we were the first viewers. It ticked all our boxes and we didn’t want to faff about and let anyone see it and beat us to it. However, everything else we’ve looked at is still for sale, which is from between 1-6 months on the market. At 3-6 months on the market I’d be looking to offer 5-10% under asking as a starter.

I started a separate thread on this very theme yesterday - my vendors still haven’t found anywhere after a month, and my buyers / their buyers want to be in by end July!

@ScoobyDoesnt thanks, I'm having a read. It's interesting to see everyone's views. Problem round here is there is so much competition for rentals so might not even be that easy for our vendor to do that as an alternative. We haven't started as much with the solicitors on our sale as you have. We've had the forms but just doing in slowly. That being said the solicitor did say if we ended up selling to someone else obviously the majority of the information just transfers to a new buyer but I do worry about how much we would end up paying. Plus it's only faster to get our sale done if the paperwork for your onward purchase is faster once that goes through.

We sale agreed with buyer A this morning but emphasised that we haven’t found a new property yet. They have said they are flexible and willing to wait and their buyer is moving in with family while they wait for their house. I appreciate if it was the other way round though I would be desperate to get things moving.

We've been actively looking and viewing since mid February, been to view 8 houses, offered and lost out on 1. We have another viewing booked next week but I’m not confident about it. The market here is slow in the sense there isn’t a huge amount available to look at but anything for sale either goes within 6 weeks with a bidding war or sits for 6+ months. I’m really hoping for a flurry of new listings now that Easter is over.

I would try 550k as a starting point and go up from that as little as possible.

Just from this thread, it sounds like lack of homes on the market is a self-perpetuating cycle. Person thinks of putting house on market, but not much on market to buy, so does not put house on market, thereby exacerbating the issue of there not being much on the market 🤔.

I really think this is so and that people thinking of selling also think that the house will just sit there being marketed for ages and/or not sell at best price, so they wait if they can. Which may or may not be a mistake.

We are first time buyers and this market is driving me crazy! Nothing nothing is coming on and the same ones are sitting there for months and months, some coming up on a year now. Thats in midlands anyway, but where we are now in London property is also quite slowed.

We took our house off the market last summer and decided to renovate instead. We haven't moved forward with that yet and it looks like planning for what we want to do is going to be really difficult and still doesn't solve a couple of the issues we have with the house. In the meantime we've had the legendary 'note through the door' and an offer sans agent. It's a decent offer and we're in London so saves us a pretty big chunk on agent fees.

But a)their flat isn't on the market yet as they were waiting for a house (although ready to go and it's local and i do think will go quite quickly) and b) there's still nothing to buy.

We looked at a house we LOVED a couple of weeks ago - properly special- but the location isn't brilliant (we're limited in the area to still work for a secondary and primary)- workable but we're in the more convenient (and nicer tbh) end of our local area and this house is not very convenient for the commute and with almost-teens not such a great area for them to be walking home alone etc. It was also a bit expensive and we'd need about 8% off asking to make it work (it has been sat a while and they tried to sell last year also).

There is NOTHING else. All we want is 4 decent bedrooms and 2 bathrooms...

It just feels like we've been equivocating for ages and need to make a move happen or reno. Move would be better for us than the reno but am losing the will to live a bit. The lack of stuff on the market is such a killer.

@Zone4flaneur hello, a lot of us can relate to that as either still looking or in our case waiting for our vendor to find.

I would be tempted to go to the person offering and say you are interested but explain the situation, you never know something may come up at any time for you!

Viewings started this weekend. EA has messaged that he’s had 4 offers. One offer at asking and the other three below. He said a few people said the work needed was more than they were able to take on. We are willing to accept below asking but he has hasn’t shared what those offers were. Today is an open house with several people booked to view.

Can I join?!

I'm in a popular location in S London, put house on the market last week. Had 10 viewings arranged for yesterday but 3 were no shows. Many houses on the market in my immediate area with a wide spread of valuations for pretty much the same type of house; victorian terrace.

I sat in my neighbours garden and listened to all the viewings haha.
