Anyone else putting their home on the market in early 2025?

Just that really - I'm going to be putting my home on the market soon, and hoping to find something to buy too. It's due to divorce, but I'm actually feeling ready to move on and find a wee place just for me and my teenager. I'm slightly dreading the process, and all the associated hassle, and worried that I won't be able to find somewhere I can afford nearby, but excited to start again. Anyone else planning on selling and buying in 2025 and want to keep me company?

What would you say is a reasonable amount of time to respond to an offer? We accepted ours on the day, granted for over asking.
Offered 15k less on a 450k property that has been up for 6 months and since Wednesday morning we still haven’t had a response!
Surely at 6 months on the market they couldn’t have expected any higher. I thought we went in high too as we didn’t want to mess about with back and forth.

Wow! They really should have given you a response, or at least a reason for the lack of response, by now.
We put in our offer on a Thursday afternoon and heard back on Friday afternoon - and that felt like a long wait!
When we had our offer, we accepted within about 10 minutes after a small negotiation.

@Gunz We made an offer on a property today, but there's 2 other offers - so it may go to BAFO.
Our offer was our max, so if that happens we'll lose out :-(

I offered 'asking' and the agent said someone else had offered below. If a FTB comes along they would better placed as I am bringing a small chain with me. Find out Monday - Mean while hopefully some more properties will start to appear as there is nothing else on the market which appeals at the moment in my price bracket or requirments.

I've removed quite a lot of wood paper @Gunz and it's never been as bad as I expected. It's the state of the plaster under it though that is the big issue!

We haven't had any recent viewings on my mum's house so I think we probably will look at dropping the price, I'm on holiday for a week from the end of next week though so I'll leave it until after that, say that will be mid March, and I'll just hope that with spring coming the is perhaps some interest in the meantime.

Went to see another not-quite-right house today. I know it's only the beginning of March, but as it gets closer to ours hitting the market, the more nervous I'm getting about the lack of any suitable local possibilities on the market. Just hoping something appears soon!

we are nearly ready! photographer coming next week. House and garden are looking so nice i nearly don't want to leave. The new house garden has a lot to live up to, our garden here is my dream garden! Gets the sun all day. Flat. big lawn. great entertaining area and a big veg garden (separate and gated off).

also feeling nervous that there is nothing coming on the market I like, and the one i planned on doing a second viewing on has been removed from the market. but we have to be ready when the dream home (hopefully!) comes on the market.

@newhomein2025 we have been on since middle of last week and feel the same, still nothing for us to view. Viewings on our house start next week. Whilst I want our house to get an offer quickly I worry about them having to wait if we don't find anything.

@OtiMama It's hard, isn't it! There feels like a lot of pressure on me to buy the 'right' home too, as I'm thinking this will be the last home I ever buy. I think I'll likely be in it until I either die or go into a home. So I really need to get it right. Even harder when not much to choose from. Just hoping luck will smile on me.

Hoping I can join. We went on the market on Friday and so far have 4 viewings booked at ours for Tuesday and 1 on Wednesday. We've transformed our house (with reason, so largely cosmetic/stagjng) but it looks so pretty now we don't want to leave ! Regardless, feeling fairly nervous as to whether we will find any interest in ours and at the right level to upscale and upsize in the right area close to future secondary schools and close to current primary school. In the south east so fairly expensive. Basically trying to sell at the 550 mark and hoping to buy about the 900k mark moving just 1.5 miles to the other side of Town.

Yeah I am in the same position - last house I will buy and have to get it right. Loads of new builds around, which don't have any infrastructure or facilities, which won't be suitable in retirement. Anything which is central gets snapped up or BAFO comes into play. If I lose out on my offer today - I going to have to wait to see if more suitable stock comes on the market. Meanwhile my buyers are having a mortgage valuation survey done. I am feeling very pressurised.

So, we found the perfect house for us - the whole family love it. But the owners have had all the walls and roof and ground floor timber supports sprayed with Icynene insulating sprayfoam. There has been a lot of debate about this recently and some mortgage owners refuse to lend if it's present and apparently it can really damage the roof timbers (if badly done, can trap in moisture so they rot and you need a new roof). Help! We all really want this one. Don't know what to do. Does anyone have any experience of this? Or any advice?

Our new agent came round today to look at the house. New photos and video will be done on Thursday, ready to relist a week on Friday when we're out of our cancellation period. Dropping the price by 10k initially (35k drop from orginal listing) and we'll see what happens 🙏🤞

@Gunz Sending strength & solidarity! Your situation sounds v similar. Lots of new builds round here too, but my DD had it right when she said living in one would make me depressed. No shade on anyone who loves a new build, it's just not me. I'm open to lots of other eras though! Good luck with BAFO today.

Kirsty Allsopp did a recent 'Love or List It' programme where they found this spray foam stuff in the loft - it cost them 10K to get it removed so would be very wary of purchasing house with it in. Also assumes you will get a mortgage on it1

Finally thinking of selling after 11 years - we love it here and finally got it how we want it, but realise we need to live somewhere very specific about 25 mins away which will improve our QOL massively as a family. We think/hope ours will sell fast as it’s fairly cheap, but given we only want to move somewhere very specific (a specific village) I’m worried that we will sell and then have non where to buy - and I don’t want to be forced to buy just anything - it has to be right as we have such a lovely house here where we are. Any tips on this if you are navigating the same thing? I had thought of calling the EA for advice.

You need to be on the market and under offer to have an offer accepted really, so it is a catch 22 situation. We are under offer to first time buyers, but still looking for our next property 6 weeks on. I don’t know how long our buyers are prepared to wait. Haven’t asked! They seem ok for now but guess that could change at any point. We are actively looking but there isn’t much about and we don’t need to move, we’d just like to for a bit more space. It’s so expensive to move, it needs to be right and worth it, if we can’t find what we want we will have to stay here for now. I just check Rightmove multiple times a day and hope something comes up!

Whilst waiting the outcome of BAFO - now tomorrow- the agent reckons she is going to favour the FTB - I enquired about another house. They want 'asking', they are not in a hurry to move and are waiting for a suitable bungalow to come on the market - other buyers just got pissed off waiting. Who the hell wants to join that chain - bungalows don't often appear in that area so could be a long wait!

I got all excited last night when a 2-bed flat in my village came onto the market, and I'm going to view it, but I felt so deflated when I looked at the actual spec. It's tiny (which I can handle), but there is not a single proper cupboard in the place. How do people live like that? Nowhere to hang a coat or put your shoes in, nowhere to keep the hoover from what I can see. It has a garden, so I'm thinking you could add a decent shed for garden stuff and outdoor stuff (I have camping equipment, that's how I holiday mostly). Also the smaller bedroom is directly off the living room/kitchen, which wouldn't really work for the teenager - no real privacy and noise separation. Also only a tiny shower room, and I do really want a bath, or at least the space to install one. Frustrating! The moment of hope, and then hopes dashed.

I’m just sitting on the fence about listing because despite receiving huge numbers of listings from rightmove every day, I can’t see anything that appeals. I don’t want to sell and then be stuck without anywhere to go.

Yesterday I noticed 4 relistings that failed to sell last year. All seemingly at the same price.

We saw a house recently that we liked but felt was rather overpriced. Agent seemed surprised at this 😆and gave us the impression the sellers would have no interest in an offer. We only saw it one day after it was listed to be fair. But It’s still for sale and it’s 3 weeks on now. Wondering whether to put in an offer which would be £30k under the “guide price”. I don’t think we’d want to go over that offer. The house was for sale last summer and apparently they had a very close to guide price offer but their buyer lost their buyer and had to pull out. Last summer and now feels quite different though, market wise. I really dislike guide prices! I suspect the sellers are holding out thinking they can get the guide price. Maybe 3 weeks on the market is still too soon.

Our vendor had his property up for sale £420,000 the year before last, it didn't sell so he rented it out for the year and then listed with another agent @ £395,000 in October last year. They still got no offers until they reduced to £370,000 Jan 2025, when we viewed we offered £350,000 which was declined then met them in the middle at £360,000 which was accepted.
3 weeks is still early but you can put your offer on the table for the agents and check back with them every week or 2 to see if they've had any progress and it will show you are also serious buyers

People are deluded about this being 2022 and a rising market.
Lots of everpriced stuff on, e.g newbuild bought it 2021 for 625k is now listed for 730k. Newbuilds lose value initially plus the weak market since. They will be licky to get 575k.
There are also lots of newbuilt if similar size on the market also for 575k, which aren't selling.

@newhomein2025 that doesn't sound like the flat for you. Totally agree on lack of storage, especially in more modern or renovated homes. We viewed one I loved because it had a massive double door wardrobe in the entrance hallway for coats, so much more than we have now!

@IWasBornIn1989 I think you've got nothing to lose if you like it by putting in a lower offer. Especially if you don't know what their situation is re moving.

It's been two weeks now since I last saw any houses come up worth looking at. We start viewings on ours tomorrow. Feeling less hopeful that something will come up and it has to be the first right move for us as it's going to be a bigger mortgage, more costs etc.
