Measuring of lounge help please.

Hi,

This is a an extremely annoying ask I appreciate.

I keep coming across these fairly new built properties (generally 3 beds) with what I would call 'irregular lounges', ive dismissed them on the basis that I dont think the wall space is big enough for my furniture...but a year down the line of house hunting..I'm getting a bit desperate.

The area I'm looking at is the other end of the country so quite far to travel to take measurements and the house that has come up is chain free so the owners have already moved out so can't take measurements.

There seems to be a lot of this style house around on newer build developments so wondered if there was any kind soul on here with this style lounge that would be kind enough to help.....

Basically I'm looking to see what the measurement is at the front as its not a full wall of that makes sense due to the angle and door (there's normally a radiator there), also how much wall there is at the back before the door to the kitchen and also how much wall space there is opposite the main wall.

I've attached a floor plan and tried to mark the walls I mean.

Appreciate its a busy time of year but if anyone already knew the measurements or had an urge to measure there own house that was similar I would be grateful!

Why don’t you just ask the estate agent to measure for you? I’m not sure if they would they can only say no.

Thanks. I did ask, they said they dont do that and I'd have to view. Which would be fine if it wasn't an 8 hour round trip.

These plans are usually generic and not to scale. In fact they usually say something along those lines. The door positions will be guestimates. I could get that measurement for you but it will only be correct to the drawing not the house.

If you ask the agent if the drawing is correct (unlikely) then I'm happy to scale it for you and figure it out (I'm a cad tech).

It might be easier to look at the photos and get an estimate that way knowing what the extents of the rooms are.

Ok here we are. Slightly crude. The two measurements for the room aren't quite to scale with each other (they can't both be correct) so i used the smaller scale to give you the worst case sizes. Its only 200mm out but don't know how tight things will be. The three walls you are interested have measurements attached. Hope its helpful!

My old living room was that shape and measurements roughly. We could fit a 2 seater sofa in the window space if that helps. It was roughly 6 ft if I had to guess. We had our TV on the stairs wall between the door and under stairs cupboard and 3 seater on longest wall.
