What’s in a report on the title?

We’re inching closer to exchange, just a couple more enquiries waiting to be returned. I’m just wondering what is actually in a report on the title? We’ve seen most of the correspondence and documentation already, is it just everything we’ve already seen compiled together? Is there likely to be anything in there that might be a dealbreaker or would we have already been told of anything before this stage?

Firstly, it will have the solicitor's report, which is like an exec summary of all the documents you are receiving. They will flag anything of note that you might want to review more closely e.g. covenants, indemnities etc.

At the same time, they will send you a copy of the enquiries sheet, the title plan and deeds, fixtures & fittings form, all the search reports and any documentation for works done on the house e.g. building certificates, gas safety certificates etc.

Finally, you'll get all the legal documents that you need to actually sign. Some can be completed electronically; others require a wet and witness signature.

Expect to get reams of documents to look over. Some of it you'll have seen before but you may not have seen all the search reports prior to this point. Certainly, we hadn't.
