Tenant referencing worries!

Hi all. Newbie here needing some advice. Have looked through a fair few threads but the OP never seems to update so thought I’d see my own through to the bitter end!

Currently renting a flat for the last 5 years (with nightmare neighbours, that’s another story). Applied for a 2 bed house, checks are currently being done. I work full time, can afford the rent on my own salary, I will get a glowing employment/current landlord reference but my credit rating isn’t great. It’s current 1 point away from “fair” in Experian. I don’t have any CCJ’s/bankruptcy/IVA but I do have a couple of missed credit card payments and a personal loan (that isn’t in arrears).

How likely am I to pass? I can offer a guarantor no issues but don’t have enough savings for 6 months up front. Thanks so much for any advice as I hate the waiting game!

Honestly it’s impossible to say as it totally depends on the area and how much interest the landlord has had from other tenants. It’s a big picture thing really to assess the risk of having issues with a tenant, so if it was just you & 1 other person interested and that other person had poor credit and no guarantor, you’d get it. If there’s you & 1 other and that one other is the same as you in every other way but with good credit, then they’re more likely to get it.

Thank you! It’s currently just me who has applied, I have put a holding deposit down too. I have read in many different places/threads that a tenancy credit check just looks for public info (CCJ/bankrupt etc) but then others say that they look at credit score/missed payments/utilities etc. It’s all a bit of a minefield in regards to the info they can/can’t see!
