Is this extension quote ok?

We are in the midlands and are doing the following:

  • 4*3m ground floor extension
  • 7*5m loft conversion including dormer and new ensuite
  • Gutting and re-doing another bathroom

We've been quoted 80k. Including everything (electrics, plumbing, flooring). Does this sound reasonable?

That sounds reasonable to be honest. Is the ground floor extension a kitchen? Does this include the fixtures if it is?

In London & the SE, 80K alone will barely get you a 7*5m loft conversion including dormer and new ensuite

Ok that's reassuring so far. This is without VAT so I guess final cost will be more like 100k. It includes everything but will be a basic finish. The downstairs extension is a utility room.

That’s less than we were quoted for our loft conversion in a small 1930’s semi d in London!

Definitely. We paid 80k for a loft conversion in S London last year.

That's an amazing price - I'm only just below you in Gloucestershire so probably not wildly different in how much things cost. We're mid-renovation and I can say for certain that's a very competitive quote!!

At the risk of sounding patronising, have you thoroughly checked out the builders to see their quality of work? We have learned from bitter experience during this reno that there are plenty of utterly shite builders out there who talk a good game but the quality of their work is piss-poor.

I only ask because that quote seems really, really good.....so I'd be wanting to be absolutely certain there's not a reason that it's so cheap!!

We have asked people who have used them and been to see a new build they’ve done, but I’m a bit clueless about how I’d judge the quality of their work tbh. It looks ok!
