Leaky roof in a really awkward place!

Just noticed my bedroom ceiling is getting a damp patch and a crack in the plaster. Hardly surprising with all this rain, but it's Sod's Law it's in the most awkward place possible - right above the conservatory and right on the edge of the property where we adjoin the neighbouring semi, so it's going to be a ball ache to get to.

Guessing it's going to need scaffolding to access as there's no way to get a ladder anywhere near 😭 Any ideas how much that's likely to cost? Never had to repair anything roof related before! Is it something I could claim on my insurance for if it turns out to be expensive? Typical that it happens just before Christmas when I'm skint!

Can't even get up in the loft myself to see what's happening up there (disabled) so will have to try and get a willing friend to crawl round and have a look - it's right at the lowest point of the loft too of course 🤣

Bloody houses!!

This won't be a problem to a roofer who will have seen such circumstances before. I'd get one out to diagnose. Could just be a slate/tile that has moved or flashing around chimney

Definitely get a trusted roofer out - they are fearless and used to awkward places!

Could be something as simple as a blocked gutter.

My roofer accessed my roof from the front of the property and then walked over the ridge down the other side. They are fearless. As above it can be as simple as a blocked gutter or down pipe. But the quicker you get it seen to the better.
