The best roads - Guildford

Hi, we’re thinking of relocating from a rural Surrey location to Guildford so we have easy access to the town centre and good prep schools (possibly GHS). We’d also like to see the countryside from our house (even if we can’t be in it). Which roads/parts of the area would you recommend? I’d ideally like to be within a mile of the centre so we can walk to school and get to a station that takes us into London. TIA.

Local EAs will know the best roads.

What's your budget?

The list will be different whether you're looking to spend £1m or £4m.

But ,to start us off (trying to think about roads close to town that have a bit of an outlook over something green)

Warren Road
One Tree Hill Road
White Lane
Clifford Manor Road
Warwicks Bench
Chantry View Road

Abbotswood

Abbotswood

Not much of a countryside view, and parts suffer from road noise either from A3 or London Rd.

some lovely houses though

@Mildura Thanks. Sounds like you know the area well. I’ll have a look at your suggestions. The budget will likely be just over £1m. Not looking for a spectacular house, just a detached with a nice view from the garden.

Central Guildford can be surprisingly expensive.

I really do not want to sound dismissive, as I am very aware £1m is a huge sum of money, and more than my own property is worth, but a detached house with a nice view, close to the town centre/station/GHS would not be a given at this price level.

Not impossible, as it all depends on what else you're prepared to compromise on.

Fort Road - went to a party at a house there once and the views from the garden were amazing. Its fairly central too. not sure on price but you could loo around there..

I doubt there's anything left in Fort Road under £2m today.

The ones with the amazing views can be £4m - £5m.

Absolutely stunning location!!

@Mildura The houses in the centre seem affordable. However, the one’s just outside with the lovely views on the roads you recommend definitely are not. I don’t want to be right in the centre, just have easy access. It will be a difficult search as the houses that are just about affordable seem to sell very quickly and it is true that £1.2m won't stretch very far.

You might be better off looking towards Godalming if a view is the most important factor for you - you are pretty unlikely to get a view other than the houses across the street for £1m

Overhaul54 · 23/03/2025 12:35

Why not look further down the A3. The train follows the road. You've got excellent schools all the way down to Petersfield and it's only an hour to London from there.

I looked at property in Guildford. You don’t get a lot for your money. Is it extremely nice as a place to live? Good gp’s and hospitals?
