Fire Risk Assessment and Cladding concerns - FTB

Hi all,

I am a first time buyer and got hold of the Fire Risk Assessment for the flat that I am intending to buy in a 3 storey building. It mentions that there is a moderate fire risk assessment.

On top of it, part of the front building facade has timber cladding and the Homebuyers reports spotted some loose sections of timber cladding.

I have requested the EWS1 report but since it is not mandatory for this sort of building, I am not sure it will be in place. Awaiting for a response of my solicitor.

What would you do in this situation? Thanks!

How is the lease, service charge, ground rent? Is the building maintained and how old is it?
Three stories doesn’t warrant an EWS1 report, I wouldn’t bother as escape is easy and the fire brigade can reach the top floor easily.

I would be cautious if they issue a section 20 to remove cladding your building wouldn't get the gov funding

The lease is 170 years, service charge around £1600 and there's no ground rent. The building is from 2005. Part of the front building facade has timber cladding.

What do you mean by government funding?
