Welcome across everyone!

We’ve got six nights until we move and the insomnia has set in!

It’s taken us three threads to move and I hope this thread is the one I graduate on….

Best of luck to everyone! May your agents be truthful, your conveyancers responsive, your lenders generous and your chain reasonable!!

@NormallyAwkward i am really stressing for schools. I emailed Wokingham council and it seems that all the ones that have places are either rubbish or too far away none of the schools close to our house seem to have place . And i have not through about what you do until you wait for a space ?? I guess i can drive them to current school but it will be a good 50
Mins drive and i work from home 🤦🏻‍♀️
I booked two removal quotes they have to visit to give you an estimate !

Re removal quotes, not all will visit. We had 2 visit in person, 2 do a live video and 1 where we took a video and sent it to them. All had quite different approaches in terms of method of quoting and how they structure the quote.

We are creeping closer! I am self employed and had a few hiccups but mortgage offer came through today, most enquiries sorted and one search left to come back.

On our sale we should exchange next week!

@movingtoreading I think you have to apply and then appeal if you get rejected and hope they stuff get in. My sister did that when she moved anyway. I decided to apply anyway tonight with the hope we get our moving date. I've emailed the school to explain that I've applied and that we don't have set dates yet. Apparently it can take 10 schools days to get a reply on the places. Next is getting proper removal quotes. I've got a few estimates online but I need prices. Then Wednesday I'll chase the solicitor again. I hate all this stress!

Fantastic @MotherOfRatios! What a relief for you :-) - so glad it all worked out in the end.
@movingtoreading I preferred them coming round to quote - I want to be really sure they know what they are dealing with in terms of access as well as the quantity itself. I know how good I am at worrying - and if they hadn't seen my road I'd be getting anxious about the lorries being unable to reach me and disaster ensuing!

This is correct the lease needs extending so it's attractive to potential future buyers

Because these are things you consider when buying its not just about the present and also marriage value kicks in at 80 years so it becomes more expensive.

The laws just changed so can be done anytime buyers no longer have to have lived there 2 years to start the process

This is a question for your surveyor, I did L2 but older properties need a L3

I did an L2 on a 30 years old property, only after the chain was formed and my mortgage application approved. I then approved searches after the survey, but I appreciate every situation is different.

My current situation is stasis. EA saying it's not long before we start discussing dates, solicitors just giving generic updates saying things are progressing. Meanwhile I'm still worried that within a few days they'll aggressively propose very close dates and dump 100+ pp documents on us.

Now the solicitors asked for payslips. Any clues on what stage these would be needed?

We had a level 3 survey done on a Victorian house. It was worth every penny (and we ultimately pulled out).

Thanks all!

We went for a Level 3 in the end as it was only £50 more and we do plan some building work.

We need to exchange contracts on the sale soon but I am only selling to get this specific property so I think ill need to wait on survey results first. We wont be holding the process up I dont think as buyer is on hols and non-communicado for another 2 weeks.

Book this early as the whole process can take longer than you anticipate. Expect a few week's wait to get a booking, followed by a week for the surveyor to write their report. Then you need to digest the report and order any follow on surveys / tests. All that could take a couple of months.

Book as soon as the chain is complete, unless you have reason to believe your mortgage application may get knocked back. In which case wait until after that is done. Don't wait until after all enquiries and searches are back as people in our chain did and keep everyone else in the chain waiting while you book loads of follow on tests.

That seems doable. Assuming you mean you need to complete by end-March due to SDLT. Is it an old property / are you expecting stuff to come up in the survey?

SDLT and other issues like surgery and when we have to move by!

Its not very old but hasnt been modernised due to having been a family home for a couple. They moved after they wed and both raised their children there and passed on from there x

I insisted mine visit because most of what is in the house is staying so I wanted a quote that fixed the true amount of work involved.

You can probably make good use of the time by speaking to the surveyor on the phone straight after the survey to get their view on whether further tests are needed or other issues to investigate. That way you aren't waiting for the report before booking anything else in.
