Welcome across everyone!

We’ve got six nights until we move and the insomnia has set in!

It’s taken us three threads to move and I hope this thread is the one I graduate on….

Best of luck to everyone! May your agents be truthful, your conveyancers responsive, your lenders generous and your chain reasonable!!

There's a rumour of us exchanging today but I assume we would've heard by now if that's correct?

It's not that exciting given that we are moving into rented.

When doing viewing as a seller and you get a feel that they really love it do you expect an offer or are people just being really polite!? I wish people were just honest as it feels like being ghosted 🤣🤣

As a buyer when I would give my feedback, I was always aware it was pretty pointless because some of it was I didn't like the decoration or I didn't like the design choices they have made which is pretty meaningless to a seller.

Should i get moving quotes now ?
Also is anyone here moving with kids ( primary age) ? Am starting to panic a bit about getting the same school for both of them ! Do i continue to take them to their current school until i get a place there ? We are moving 30 mins drive away

It's where they exchange contracts and deposits get sent

Ah email from the solicitor. We exchange tomorrow and complete on 21st Feb. We pick up the keys to the rental the week before so we've got some time to move - we are only moving about 5 minutes away.

When I've viewed with the sellers there I've always gone the other way and tried to be really straight faced and dubious so I don't get their hopes up, even if I come out and go "OMG, I love it!".

We've only seen one place with the seller doing the viewing and whilst it was helpful for some information, it was a bit awkward too. I didn't really know how we felt when we left. We did consider making an offer but it was very half hearted!

It depends if there is a private survey and follow up investigations outstanding. They are separate to the legals, but can mean that the parties are not ready to set exchange or completion dates yet. We did get removal quotes at this point though, although we subsequently ran into some hold ups that make we wish we'd waited a bit longer on that as we've now got removal firms chasing us all the time and we still don't have a date. Also, don't forget that following enquiries, the solicitor has to produce their final report and so dates may not be discussed until that has been done and everyone has returned their paperwork.

@Gekko21 surveys were done over 2 weeks ago ! We heard nothing so i am guessing is all good ! We are all aiming to complete before April so i am hopping we will discuss dates next

Sounds like you are in a good place then. People in our chain dragged their heels over surveys and it really slowed things down. Next step will be for solicitor to write their final report if not done already so you could start discussing dates now.

I think unless there's something obviously wrong with a place, most "ghostings" just boil down to the buyer not feeling ready to make a decision yet. It's hard not to take it personally though.

Gosh, I think the opposite. If the seller is there you can get answers to all the questions the agent doesn't know about. Most sellers are less adept at lying than agents too, which can be useful. Viewings with agents seem to consist of some over-fragranced boy going, "So this is your kitchen..." (oh! I had no idea!) and trying to get you to make an appointment with their mortgage broker while you deperately try to visualise the length of your sofa and fail because he won't shut up.

Haha - I don't follow them in the viewings I tell them I'm in the conservatory should they have questions and that I won't follow them around and to feel free and take their time and look around. They usually come to the conservatory once they're done and ask any questions etc and then I let them look at the garden.

So really they have no need to pretend to like it 😂

I'm in your position now! I've been told everything is back and now it's the final report and discussing dates but that was last week and I've not heard anything so far. I've emailed today with my suggested date of 18th Feb but I need to apply for schools places too and get removal quotes. We're moving 35 mins away when there no traffic but it's 50mins of a morning and I don't fancy that school run! The council say you can't apply for school places until you have a date but then it takes up to 10 school days to know if they've got a place. It's just stress!

Gah, our solicitor has sent us a letter saying that the house we're buying has a 'rentcharge' to a maintenance company (which we knew about) because its on a fairly new estate - but that they've got to request a deed of variation to satisfy our mortgage lender. Really hoping this doesn't cause a massive hold up...

(Also we've had the fixtures and fittings list from our sellers and one of the integrated white goods 'needs repairing' apparently. Here's us killing ourselves to make sure our current house is handed over in as perfect as we can get it condition.....!)

Well done, I've been in a very similar stressful boat. I threatened to sell to another offer if I didnt complete by the end of the month. I complete on Thursday. 😃
