Welcome across everyone!

We’ve got six nights until we move and the insomnia has set in!

It’s taken us three threads to move and I hope this thread is the one I graduate on….

Best of luck to everyone! May your agents be truthful, your conveyancers responsive, your lenders generous and your chain reasonable!!

In 2019, we had two bathrooms (3 x 2m) and one cloakroom (1.6 x 1.6m) completely stripped out, foundation reinstated, floors tiled, walls tiled, 2 new bath tubs, 3 sinks, 3 sets of cupboard units, 3 new toilets. It cost us 12k, including the materials, labour, disposal. It took 2 weeks + builders going for a walk for a week + 1 week. Nothing fancy. It was....from Wickes. A so-caled designer will give you plans after survey. The trick to reduce the cost is, when you get itemised design plan and quotation, look at the part numbers and quoted prices. You can find exactly the same items as individual items in Wickes shop. I pointed out to the designer that the shop sold the same items at cheaper prices, and she agreed to reduce her quotation accordingly.

I'm not having anything designed, I've paid my deposit! But i was surprised at the cost!

We had a viewing on Friday and a decent offer put forward so we have a new buyer 🥳 Have got 5/6 properties to look at this week.

MotherOfRatios Ours are bog standard bathroom units, we put forward what we wanted where, and the designer lady put that on her computer.

Are your estate agents responsive as a seller ? I have send an email asking for progress with buyers as we are ready on our purchase but she does not reply ! Am i unreasonable to call today after no response ? I send the email yesterday morning

@movingtoreading mine is fantastic but she is the sales progression manager within the branch, do your have one of those?

I would definitely call, the more you bug them the more proactive they will become and you are paying them to move this to completion as best they can.

I would expect a response from an EA you have instructed within 24 hours. You need to give them time to gather information if you've requested an update. Also, don't forget they will likely be out conducting viewings for part of the day (unless they are a sales progressor as mentioned by the PP). However, if you haven't had an OOO from them, I think it's reasonable to expect an acknowledgement within 24 hours, even if it's to say they are following up and will come back to you.

Depending on the firm they do. More places need a sales progressor tbh

So my seller's solicitor is on holiday and we still haven't exchanged and we're still waiting for a deed of variation and some calculations to come through.

This is stressful

Yay ladies I'm graduating. 85 year old FIL just exchanged- completion next Tuesday and removals bringing his stuff over from storeage on 30th . Offer was accepted 15th October- so not too bad a timeframe-

My estate agent is really responsive. I normally get a reply within a few minutes or at most a couple of hours. They're really on the ball with sales progression too. I would call. My solicitor doesn't respond to emails but does phone calls. I've learnt that one the hard way thinking I'm giving them a decent opportunity to reply and nothing comes.

We have had a spanner in the works due to my stupidity!!!
We had 2k spare after all fees which was for moving etc...
Only there is a 4.5k early repayment fee on the mortgage!!!! Dont know what to do :(

@DaringlyDizzy oh no! Can you not port the current mortgage? We've got ER fees too about 3k worth. Can you do the move yourself and just hire a van?

Our buyers have now fully pulled out because of these "issues in survey" without ever actually giving us any clarity in what they were or any evidence except the fake documents. Absolutely gutted as the developer won't hold our reservation, we've wasted 9 weeks with those buyers and now they're going to cost us another 2.5k in stamp duty and the cost of the new build will be whacked up another 1k! We had also negotiated money from the developer towards legal fees so that won't come with any new reservation as they know how desperate we are now.

Really annoyed with them. We have a FTB viewing booked in this week so I'm crossing my fingers 🙏

If you port the mortgage from your current lender @DaringlyDizzy you don’t normally have to pay early redemption fees.

Otherwise … could any family lend you the shortfall? Or dare I say it… put it on a credit card & pay it off as soon as possible.

Ours are too responsive, I have had to tell them a couple of times to ease off as they were contacting me constantly!

Can you not port your mortgage ? We are doing that to avoid any fees .

Mine have been rubbish. I asked for an update first week in Jan & was told our sales progressor was on the other line & i’d get a call back later that same day. I didn’t so I left it & didn’t call again until a week later, again was told she was on the other line but promised a call back same day. I eventually got a crappy 2 line email at 5pm the next day saying there was no update. No plan or anything. I escalated it in the end. She’s finally called me today & I can see why she’s always on the other line, what could have been said in 5 mins took 25 & im still none the wiser.

My daughter works for an EA (in rentals) and at her workplace they have negotiators that do it all. However, in some agencies , once an offer is accepted the work moves to a different employee the sales progressor.

My son's purchase has a self employed negotiator and he has a independent sales progressor working for him. She seems on the ball in responding and actioning queries raised but not very proactive in first noticing issues, so it seems you still have to keep your own eye on the ball.

Agree you still have to be on the ball but for me and my case I've been round 5 estate agents and it's a nightmare as no-one tells me when it's changing to whoever, and if they had been on the ball we wouldn't have had such delays.

@Sillysausage92 sorry to hear your buyers have pulled out. What a carry on. Hope the first time buyers come good for you. Re: your developers incentives, what they are prepared to offer will be based on how quickly they think they can shift the house. Whilst you may lose the benefits of the assisted move, you may be able to negotiate something better down the line. Our developers gave us £12k contribution plus are paying our agents fees. £1k really isn't very much in the grand scheme, and if it takes you 2 months longer to complete you'll save on settling your mortgage and the early repayment fee

They want me to confirm something from 1971 ? How am i supposed to confirm that ? It says if unable to provide confirmation then they need restrictive covenant indemnity at our expense?
