Welcome across everyone!

We’ve got six nights until we move and the insomnia has set in!

It’s taken us three threads to move and I hope this thread is the one I graduate on….

Best of luck to everyone! May your agents be truthful, your conveyancers responsive, your lenders generous and your chain reasonable!!

I've told my ex h he has to take his key to the EA as I'm posting mine through the letter box and I 100% don't want him there. My friend and neighbour is keeping her spare key JIC I think.

For the other end, I'm hoping the EA will give the keys to my son as I'll have a car full of animals and don't want to leave them out of site to get the keys.

Praying I can drive 4-5 hours without stopping as again, worrying about leaving them in the car while I run in a service station.

I’ve had to leave animals in a car at service stations to run in. It’s been fine. Unless you’re transporting something more temperamental than dogs?

@sillysausage92 I'm so sorry - I do wonder if this was the intention all along ata point they thought you would capitulate , as it's over budget for them ( just). The fact they applied for no searches simply didn't make sense-

@Crikeyalmighty that's the opinion of the estate agent too. They are actually offering asking now which back then e would have accepted but we don't trust them now after messing and no searches etc so we would be willing to accept the same offer from someone else but not them. Does this even make sense Confused we are feeling like should we just take what they are offering but it's the chance they start delaying and dragging feet again that I don't think I can handle the stress of

I would accept their offer @sillysausage92 on condition they apply for the searches immediately and provide the EA with proof.

@Twiglets1 we asked the estate agent this and she said she has seen buyers like this before that mess around and drag out transactions so that it's up to us but if they continued to mess us around the developer would pull the plot again as there is an exchange deadline. They were taking the weekend to think about whether to increase so we will see what they say tomorrow. We are inclined to accept their asking price offer as long as like you say they fully instruct solicitor and order searches the same day and zero further negotiations on price.

@sillysausage92 yes I agree with Twiglets- however with searches done immediately and aim at a 4to6 week exchange as that sounds like all they hadn't done - my father in law who is 85 got knocked down by £10k 3 days before exchange simply because they hadn't factored in the raise in stamp duty in the budget on second homes and they were keeping their home and renting it out - he felt exactly as you do but decided he would end up cutting off his nose to spite his face -

It's completion day!

Can't believe we've finally got there!

Went on the market in September 23, buyer pulled out on exchange day. Sold again September 24, exchanged just after Xmas.

It's been a really tough slog but finally it's our turn!

Yes, I did buy for 6 months. It expired a week ago before exchange of contracts. So it happened, what we needed was seller's insurance as our seller pulled out in September.

Hey everyone, can I join in?

I'm buying a little cottage after divorce from an abusive ex. Would be great to be able to chat about it here as I need to keep my plans secret until after the point where he can mess them up, so I can't even tell my kids yet. My offer was accepted today and I'm very excited but also very nervous something will go wrong. I've been trying to buy for two years and missed out on multiple places. I just want some security after everything that's happened.

I'm moving to the other end of the country so that's daunting too.

This is the first piece of good news I've had in I don't know how long but equally the thought of the stress of house buying and the move itself makes me want to sit in a corner and rock, so mixed feelings to say the least. Hopefully I'll be more upbeat as things progress!

Hi everyone we're at the beginning of the journey, our house went on the market early Jan, We already have an offer at asking price but the buyers have not had any offers on their house yet. We've been in this house for 20 years so I am totally rusty re the process and hoping reading some of this thread it'll come back to me! We've looked at maybe 4 houses and not found a house to buy yet - is anyone else finding that the market is slow?

just had a quote from a bathroom company and they have quoted just over £3.4K for new tiling and fitting new taps for a bathroom 2x3m is this normal or expensive? I'm in London.

Yikes, I'm pretty broke and constantly appalled by what people pay for bathrooms but that seems objectively excessive.

I did we found massive issues in the survey on our onwards and the mortgage lender downvalued it being worth £0 due to all the issues so we pulled out

Long claims process tbh but they paid out.
Tbh up until they paid me I was highly suspicious of it tbh. But worked for us got some of the costs back !

We had our very small bathroom done 10 years ago and I think it was about £6k then - that included replacing the bath etc, but still, I was outraged at the time, so I suspect your quote for just tiling and taps is about right, sadly...

In 2019, we had two bathrooms (3 x 2m) and one cloakroom (1.6 x 1.6m) completely stripped out, foundation reinstated, floors tiled, walls tiled, 2 new bath tubs, 3 sinks, 3 sets of cupboard units, 3 new toilets. It cost us 12k, including the materials, labour, disposal. It took 2 weeks + builders going for a walk for a week + 1 week. Nothing fancy. It was....from Wickes. A so-caled designer will give you plans after survey. The trick to reduce the cost is, when you get itemised design plan and quotation, look at the part numbers and quoted prices. You can find exactly the same items as individual items in Wickes shop. I pointed out to the designer that the shop sold the same items at cheaper prices, and she agreed to reduce her quotation accordingly.

Had they already done their valuation for the mortgage? Mine has been valued for mortgage by the mortgage provider and green light for the amount I need. I have a level 2 booked so will I have to share findings with mortgage company? I thought two separate things
