Welcome across everyone!

We’ve got six nights until we move and the insomnia has set in!

It’s taken us three threads to move and I hope this thread is the one I graduate on….

Best of luck to everyone! May your agents be truthful, your conveyancers responsive, your lenders generous and your chain reasonable!!

@TheCatCameBack112 check the sealant around the French doors. After our survey showed a damp patch in a room we had the window resealed and it's dried it out only cost £50

I'm praying for good news today we just want a date... 🤞

So we were meant to have a 2nd viewing today, killed myself getting it viewing ready and the kids out of the door to school etc - and he has just cancelled.

We have had a lot of interest and some ,ore second viewings coming up, but no one viewing has sold their house so nothing is going to happen quickly anyway.

I really hate that there is no consideration. We had the same left the house for the viewings while working from home only for them to cancel just before . I do think is the estate agents job to do a bit more research on how serious these buyers are is so disruptive

So we have been told today that the seller has imposed a deadline for completion of the 17th December or they walk away.

Despite this being an empty property that has been in the market for over a year. Apparently they told their solicitor and the Estate Agent this month's ago but today is the first we have heard of it.

Also the delays have been Land Registry issues in their side, we were ready to complete in October.

Hello everyone! Excited to join the thread, if nervous hearing some of the horror stories…!

We accepted an offer a month ago and had an offer accepted on Monday for a place we saw Saturday. The sellers had been close to completion before the chain collapsed and EA says the previous L3 survey came back with no major issues so we’re hoping that means that end is speedy!

Our buyers survey is booked for this month - it sold 25k over asking so I’m a bit nervous what’ll come up, although I’ve fixed every red item that came up in my purchase ten years ago and property downstairs sold twice in that time with no structural issues so hoping we are okay. Some of the windows are a little draughty but I’m hoping that’s not a major issue?

I’m trying to preempt things that I’ll be asked for … just had electrical and gas safety checks done, chasing up installation certificates for the new boiler and wood burner, anything else people can suggest?

We are selling to FTB and people we are buying from were already ready to go on their onward purchase which is the top of the chain so praying for a smooth run!!!

Depending on whether you are a leaseholder or own a share of the freehold, you will be asked (late in the sale) for an asbestos survey and a fire risk assessment. We didn't know that we were obliged to have a FRA but apparently we are.

I don't know anyone who hasn't had this question come up on a flat sale recently so be prepared.

I'm starting to get stressed already but not sure if I'm just being impatient. It's been 2 weeks since we accepted an offer and the solicitor the buyer gave is not going to be representing them and the buyer said they will provide new details and that hasn't happened. So we have done everything we need to already as the seller but they don't even have a solicitor instructed yet. Is this me being impatient?!

@sillysausage92 our seller seems to be doing the same. I am wondering if it is because everyone is winding down for Christmas. So they are happy to know an offer is agreed, takes some stress away. But they have no need to hurry things along until the new year.

@sillysausage92 that sounds frustrating - I am fortunate the my seller is even mor keen than me to get moving so has been very on the ball even though her solicitors have not!

But my news is I just found out we complete TOMORROW!!!!

It was going to be tomorrow or Monday or Tuesday so I am almost ready but I am not I have time to sleep tonight!!

It feels like forever but it hasn't really, I had my offer accepted on 20 September, so nothing compared to most!!

I thought we were ready to exchange last week but turns out seller is waiting for a redemption statement from the lender. Exchange is now supposed to be tomorrow Friday 6th December for a Monday 16th December completion. Not holding my breath but wish me luck!

Stressing out here!!

Supposed to be exchanging to complete one day next week...solicitor can't confirm it's definitely happening!!

But I've just had an email from the mortgage provider to say they're releasing funds to the solicitor on Tuesday...so confused!

I was for an hour and then my bubble got burst

I have literally seen the email from my solicitor telling mine that we are set to complete tomorrow and then my seller rang me

There is a piece of paperwork missing which means her Mortgage won't be released unless it is found pronto and potentially it doesn't even exist

I'm so tempted to say, I need you to break the chain so that I can carry on tomorrow

Well all the sudden we are exchanging tomorrow. I was told it couldn't happen for 5 days as needed redemption certificate from help to buy and mortgage redemption statement. Having spent time phoning people I got it sorted in 3 hours! Saved the solicitors a job.

Now let's hope that it is true the rest of the chain is ready.. sleepless night ahead!

My DSs vendors have found a place and had an offer accepted. Apparently that's chain free! Took them a while but part of his offer was being flexible to their timetable as they hadn't found anywhere, so I guess a month wait isn't too bad.

So, that's a chain in place. Survey now applied for.

I'm intrigued by all these posts where the exchange and completion dates seem to be sprung on you at very short notice and where the two dates are very close together. How are you all managing removal firm booking? We've had several quotes and they've all said they need minimum 2 weeks notice and of course we won't actually be able to book until we've exchanged. Admittedly, we are moving some distance so with packing its a 3-day job. Our vendors have also said they need sufficient space between exchange and completion to find temp accommodation to move to.

@Gekko21 maybe some are like my FIl and either renting or in his case staying at a holiday lodge for a few weeks - he could exchange and complete same day in theory- as he could 'own' but his stuff is in storage at moment

We could exchange and complete same day. Sellers have pretty much moved out already, we are not selling until the new year so pretty easy.

We have a date! I'll be in my new house by Christmas! Removals sorted and contracts ready to be exchanged! Woo hoo! To get to this point is 8 weeks in a small chain so I'm very pleased! No christmas spirit in this house at the minute but we will survive 😁

My seller broke the chain to enable it to go through, what a relief. I am going to rent mine out so don't actually move until Monday.

@Gekko21 I had 3 dates provisionally booked with small local firms - cancelled two and gone for the third one!

Thank you - dying to get in but its 75miles away so will go in the morning and get the keys and start cleaning and finding new places for my numerous house plants!
