Welcome across everyone!

We’ve got six nights until we move and the insomnia has set in!

It’s taken us three threads to move and I hope this thread is the one I graduate on….

@movingtoreading in this market many people start with a low offer but will increase if you reject it. At this point I'd ask the estate agent to say it's only been on for a few days and has lots of interest so if they want to secure it they need to offer asking price.

Went to view a rental yesterday. It was nice although really not where we want / need to be in terms of location. The rent is 5 x our mortgage 😭.

It did get me slightly excited about eventually finding a home as it showed how much our flat doesn't work for us anymore.

Our buyer has now asked for an asbestos survey and fire risk assessment which we've for scheduled for Monday. I can't really see how we can exchange in 2 weeks time and the lack of any empathy about the difficulties we face in finding a place to rent over Christmas and when her solicitor keeps asking for things pushing back possible exchange has pissed us off though.

@sillysausage92 are the houses selling well? We reserved in mid May, with the developer saying exchange in June. No way was that going to happen. We were let down by our buyers, but they kept the reservation and we exchanged at the beginning of November and moved on 11th.

If people aren’t fighting over plots, they’d be silly to make you stick to a deadline.

@Bluevelvetsofa they are selling pretty well and steady on that site as it's a really good semi rural location. They have had a few that haven't sold yet but I think it's only a matter of time.

Do people not look at the rightmove location or info ? All feedback i got was too close to train line or only 3 beds ? 🤦🏻‍♀️ i am tempted to accept the offer so i don't get any more time wasters

Thanks everyone. New buyers turned up asking how long we will be at 10:30 am! Money not exchanged and we are contracted to be off by 2pm (if money gone through). I have three horses and a big place.

Luckily they didn’t speak to me!!

Lord give me strength…

Is it ok if I join, We sold back in late September and found somewhere else and offered in Oct. We had a slow start with the solicitor and it ended up they were actually representing the buyer too so we changed and the new solicitor is great. Mortgage offer accepted last week but we haven't had a date yet (they indicated mid-late Jan). We have an ex landlord seller who has been a bit of an arse to their estate agent and threatened to pull out as things were taking too long. So I cant help but feel a bit apprehensive!

We had similar. I think sometimes an EA persuades a viewer to come and see your property even though it's not exactly what they want. It's a case of, oh you are coming over to the area to look at x, why not have a look at y too? There might be a really obvious reason why they discounted your house in the first place and they are restating that to the EA - look, we said we wanted a 4-bed so stop showing us 3-beds. The EA then passes that on as though it's useful feedback. I mean, what the hell are you going to do with that information? We had that with steps going up to our property. I mean, what do you want us to do - install a lift? 😂

Or they don't want to say the real reason they are rejecting it, but feel compelled to send the EA some feedback so just make something up. Re the train line, I guess the reality of living close to one is sometimes only apparent when you see it in person. We viewed properties in an area we didn't know at all and sometimes things look great on paper but then you arrive and can immediately see that the road it's on is busier than you expected etc.

I am just thinking going back to the 380 offer and say we would accept at 390 ? Is that a done thing ? Or you only approve or reject ?

I would have found it so much easier if my seller had said I won't accept less than x or I am looking for y

When we offered on the house we bought we did go in low... then crept up. And eventually got offer accepted. That would have been avoided if seller had said "i won't accept less than 540k" we would have known wither to offer that or not. I feel being open and honest is easiest for the process!!

In regards to location. We put our house on the market as we had seen a house on rightmove that was perfect for us. Then we went to see it and didn't realise there wad a massive electricity pylon in back of the houses, I had no idea and it was a massive no for me. Sometimes things just aren't that obvious on rightmove vs when you actually see the house

Also! When I sold my last house it was on a busy main road. We had viewers cos and say didn't realise the house was on such a busy road...it was an A road...so not quiet!

I will tell the agent to tell them we wont accept below 390 ! If they want it enough they would offer 10k more as is still 10k below asking price

Definitely the done thing. It's a negotiation and if you are happy to accept £390k you can say so. It's a personal thing as to how much the extra £10k means to you. Do you need it for your onward purchase or are you prepared to lose it because your buyer seems solid and you just want to get on with your life. I'm a great believer in not splitting hairs over these sorts of amounts. In 10 years time it'll likely seem quite insignificant.

So I didn't move on 2/12. And we haven't exchanged as there are outstanding enquiries on my sellers onward purchase. So praying for 10/12 now!! So fed up of this!

My buyer's valuation was undertaken last week, assuming their lender is happy that it is a mortgageable prospect for them ( we went on 15k below the agents' top valuation, and accepted 10k below asking as this was top of my FTB budget). The L2 survey was done yesterday. My dh was in, and said the damp meter went off on both sides of our French doors so will appear as a red issue in the report. Also some of the windows need replacing, which we know (hence we didn't list at the top price to account for this).

I'm not sure what the buyers will do with the info re the potential damp. Surveyor said it may be damp coming through from outside, we have a shady north facing decking area with a Tall hedge on one side and the wall of the kitchen extension on the other. We've genuinely had no issues with damp patches, and the strips of wall on either side of the door are less than half a meter on each side.

I'm not prepared to drop the price as we need the equity for our more expensive house purchase, and moving costs, stamp duty and new carpets etc for my new build. Hope this won't be a deal breaker. We would consider getting the wall treated if necessary.
