We're looking to offer on a house. Currently marketed for £375,000 but recently reduced.

No chain.
First listed in January 2024.

We have a cash buyer.

We'd like to offer £350k but would that be too cheeky?

Absolutely fine. A house is only worth what someone is willing to pay for it.

Thatsajokeright · 10/11/2024 14:09

Yes, I agree and I know we're in a good position but we do really like the house and I don't want to piss the vendor off going too low.

It would be fine to offer 350k.

They won’t necessarily accept it but I certainly wouldn’t feel insulted in the slightest to get that offer on a house marketed at 375k. It’s a decent offer!

If they reject the offer @Thatsajokeright ask the EA what it would take to secure it.

It depends- how much do you love the house? How much can you afford? How gutted would you be if someone else put an offer in 5k above what you offer and it got accepted?
