I am looking at buying a house with this layout upstairs and would need to add a 3rd bedroom. Open to moving the bathroom if this is possible and changing the lift stairs to a drop down ladder which should free up a but more space. Has anyone done something similar and have an idea how easy/difficult/expensive this may be?

Are you meaning convert the attic or just work within the floor space displayed?

Sorry to not be clear - the attic is already converted but has a low pitch and I don't think would work as a bedroom, so I'm looking to add a 3rd bedroom in the space available on the floorplan.

The attic being a bedroom is the solution.
If there are already formal stairs to the attic, presumably it is useable space or else previous owner would not have invested in stairs?
Does the attic just have Veluxes? Could you add a dormer?

A bedroom needs a window.
Looking at your layout you would struggle to partition the bigger bedroom to give both rooms daylight and exclusive access.

If you plan on staying long term I'd look at installing a dormer to the attic.

Otherwise it looks to me like a "cube type" vestibule off the landing in the bigger room and two doors off this. One room will have no window though and I think for fire regs that is not allowed.

If it's for kids, then the larger room could be divided with screens etc. rather than a full on division. So access to the window is available for both areas.

Find a way to add height to the loft room.
That floorplan and window arrangement doest led itself to putting in 3 bedrooms.

Something like this will be the quickest and cheapest way of splitting the room.

You can also use bunk beds as part of the dividing wall to increase floor space

Thanks very much all for the responses - really helpful. Sounds like I need to look into options for the loft a bit more, it is only tall enough to stand up in at the centre at the moment but a dormer could be an option. I'm going to get a builder to come round for a view I think.
