Same day exchange / completion tomorrow

Evening everyone.

We are suppose to be exchanging / completing tomorrow. I'm not sure yet what time exchange will take place.

The house is vacant but there is currently some furniture in the property (single bed, tv stand, table and chairs and a sofa). I've checked the fixture and fittings form and they aren't being left. I drove up to the house this afternoon and the furniture is still there. I presume the seller is waiting for exchange in case it falls through which is understandable.

I don't think it would take longer than an hour to clear it all but how does it work if people exchange and complete on the same day? How much time will the seller have between exchange and completion to remove the furniture?

Well we moved our whole house.
We knew in advance we were doing both on the same day so got prepared.
Lots was done before that day. Then the rest on the day. It wasn't a suprise we were moving.....

Same day exchange / completion can literally happen within minutes of each other if the solicitors / banks are all quite quick. I've had it before where by the time I picked up the message exchange had happened, completion had also happened.

Has also taken a couple of hours between in the past.

To be honest even if the form says it's not being left there they may well end up leaving it.... so I'd be prepared for having to move it out yourself / skip etc. Technically what ever is left there after completion is yours.

I've had to have a simultaneous exchange and completion every time. Two of the properties were emptied a couple of days before exchange as they both couples had elsewhere to go to. The others moved out on the day of exchange.

The two properties we've sold, but proceeded as if we were completing, booked removals and cleared everything out before noon.

If you have any concerns, phone your solicitor now. Completion should give vacant possession and that's something they can point out/ask about immediately before exchange.
