Anyone know which month most properties come up for sale?

I'm thinking probably spring but will there be likely to be lots in early spring?

Probably a lot. It seems to be the time people think right I'm gonna list my house. The problem with that is if your not realistic with price your in a sea of competition.

September was good time for us tbh slower than usual but we still had a lot of viewings tbh

Our chain has broken down and we're thinking of moving in with family to allow our sale to complete but can't stand the thought of it being really long. I'm hoping lots might start to come on from say February, but I'm not really sure whether that's realistic. We could just call the whole thing off and try and sell again in spring ourselves but we need to be in a new address before October next year for school applications. Ugh so hard to decide

Well to be honest my EA said that NYs eve and Christmas break there's a spike in people looking.

I would relist and see tbh you might find a cash buyer which keeps your chain in tact.

I think people motivated to sell will sell at any time, ideally you don't want people who are willing to sell but take 6months to find their ownward purchase.

If it helps we will break our chain to keep our buyers happy tbh but we are in lengthy chain.

There's a reason why moving house is one of the most stressful things you can do. Chin up.

I've had my best luck when marketing houses in January. The Christmas & NY busyness is over and NY "fresh start" resolutions have kicked in.

according to several agents we spoke to, peak times are March/April and September/October, school holidays are usually bad

In our area it seems to be late December/early January. There was loads listed during the period between Christmas and NY when I was browsing Rightmove last year.

We were worried not much would come on. We'd moved into rental already and the house sale completed in December.

We started viewing around Christmas
but those were houses that had sat on the market for a while. There wasn't a sudden flurry of houses, more like a steady trickle. A few more came on in February and we were eventually successful with an offer in March. It definitely felt like more came on the market as we got into spring.
