Does it sound like I'm still completing on Thursday?

Bit confused and I can't get a straight answer from my solicitor about this. Any thoughts?

Agreed completion date 2 weeks ago for Thursday this week (7th). We haven't exchanged yet but the house is empty so I suppose it doesn't matter if we exchange tomorrow or even the same day. I'm a ftb in rented so makes no difference to me really.

I signed the Title enquiry form and contract yesterday and sent back. My solicitor confirmed that the completion statement had been posted and would arrive shortly (I presume this is the solicitors fees?)

The email said to transfer funds the day before completion, so I told her I would be go into the bank tomorrow to transfer my deposit and solicitors fees (if the completion statement arrives on time). She hasn't responded so I presume that's fine. I hope she would tell me if it wasn't but who knows?!

Does it sound like we are still completing on Thursday? What happens if the completion statement doesn't arrive before tomorrow as I won't know how much their fees are? Is it normally this disorganised? Lol

Also, I have a quote for buildings insurance but have no idea when to start it. It said on the email to have this in place before exchange but I don't know when we're exchanging yet.

How do people normally organise these things?

Just wanted to get peoples thoughts in case someone has experienced the same.

Then ring their reception.

  1. Have the insurance in place to start by Thursday, they should ask for this sharpish from you.
  2. You don't need to pay solicitor until all is over - you do need to send your money over though.
  3. Do your bit, transfer everything you need and ring their reception to let them know - also tell them you'd like an update.

For insurance, if you have the quote you just need to call them when you know the exchange date and get it sorted- this can be triggered same day so no big deal.

You'll need to transfer the 10% deposit (or whatever amount has been agreed), before exchange.

You'll need to transfer the rest (any additional funds above 10% and the solicitor fees) the day before completion.

If the solicitor is contemplating a simultaneous exchange and completion, then all funds need to be with the solicitor the day before completion.

Get quotes from insurance companies to begin from Thursday (or tomorrow if exchanging then) and send a copy of the quote to your solicitor.

Ask the solicitor/assistant if they can email the completion statement to you.

It sounds like everyone is still expecting to complete on Thursday. Strange you don’t know though if they are going for simultaneous exchange & completion which seems likely.

Just arrange the insurance for Thursday.
