Like 2 properties, offered on 1, what to say to other agent while waiting for response

Quick shout out for advice as not sure how to handle this

Love 2 properties, literally almost flipping coins to choose but decided on A.

However A is on market with 2 agencies. Have placed our offer at asking price and waiting to hear back but feel like we are being played against other agency, "how far are you prepared to increase" without actual evidence that they have a higher offer. Our offer is best and final.

However all today agency (different) for house B has been chasing me as we had second viewing on Thurs. What do I tell them or do I just keep avoiding calls? We would happily offer on this property if other falls through but would try with a lower offer.

I don’t think I would say very much at all! Just that you need to think,about it some more. You don’t want the agent to think you have a favourite property of the 2 which he will think if you offer on one of them. Keep your cards close to your chest but at the same time let them know you are interested.
