Chances of completing in the next 2 weeks?

I had a call this morning with my solicitors PA as I wanted to get an update on my case.

She confirmed that they've received responses to their enquires and will be reviewing these shortly and my solicitor will then send me the report on title to sign.

I asked if they needed anything else from the sellers side as I know there is sometimes additional enquires. She sounded confident that there wouldn't be and everything looked fine but said my sol will obviously have to review everything first (fingers crossed)

I'm hoping to go into the office next Friday to sign all the paperwork and then complete the following week (either Thursday or Friday but probably Friday as the mortgage lender requires 5 days to release funds)

Is this likely to happen? I'm so anxious because my solicitor hasn't actually reviewed their responses yet so there might be more enquires, but her PA seemed confident that there wouldn't be.

Impossible to say really without knowing what the enquiries are. Some could be a simple yes or no answer, or some could require a lot of additional info or documentation.

IF there are no further enquiries and your sol just agrees everything is okay, then it is possible to exchange in the next 2 weeks- completion can then happen same day if everyone in the chain is happy with it.

Is there a chain above your seller? As they'll need to have everything ready to go at the same time as well in order for it to happen.

@sweetpickle2 that was my concern. She seemed confident that everything was in order, but I know it's down to my solicitor to review the paperwork and sign everything off. I suppose we won't know until she goes through it all. The enquires were pretty straightforward though so hopefully everything will be ok.

There's no chain. I'm a first time buyer and the house is currently vacant as it was a rental property before. I'm not sure if the seller will agree to a same day exchange/completion though. There isn't anyone living there but there's a few bits of furniture (I think she staged the house for the estate agent photos), just a single bed, small sofa, table and chairs, tv stand and cooker.

@Crikeyalmighty yes searches came back around 6-7 weeks ago and I've already had the search report. I also had my survey done and mortgage offer sorted around 2 months ago.

It was just the enquires we were waiting on which are now back and will hopefully (so I've been told) be reviewed next week and then if all ok report on title sent to me.

If everything is in place, agreed in advance and well coordinated - it is even possible to exchange and complete on the same day.
