Spilt bedroom or not?

I have 2 daughters ages 12 and 6 years. They currently share the bigger room. We've looked into getting a room divider and giving both girls their own entrance. The only thing is that it will make 2 small box rooms (5ft x 10ft for one and 5ft x 8.5 ft for the other).
They get along fine at the moment but we are more thinking ahead for oldest.

Do we split so they both have their own room even if it's small or keep the room as it is and have the space.

We cant afford to move, can't extend and no room downstairs.

But I’m pretty sure the 12yo will be wanting her own space soon, irrespective of how small it is.

Plan it well though!

They both see the pros and cons but I'm more thinking over the next few years. Oldest has a high sleeper so her desk etc is underneath and youngest has a mid sleeper.

They will eventually want normal low beds, probably at the time they need more desk space! Speaking from experience with that one.

I've divided a big room into two, although eldest has to walk through her sisters space which has its own issues. However it has meant they can have privacy and decorate in their own tastes.
