Hi I took the liberty of starting a new thread as I couldn't answer on the last one.

@kirinm I am glad you've decided I pull out. I wanted to suggest it but didn't want to stress you out. I hope the next house you view is the one and it all goes smoothly.

@ingkir I have just read all the search results. My son has helped with a couple of questions, I've left a message for my friend to help with something else and I am waiting for the solicitor to ring me back as they've attached someone else's details to the end of the paperwork 🙄. I'm distinctly unimpressed as of course potentially someone has mine and the whole stream could be wrong. Looking at what the emails say it is likely it is a one off but I needed to tell them. The receptionist was going to put me through to the solicitors secretary until I said why I was ringing. Already over the time of when she said she'd be back.

I still have a few things outstanding but I won't exchange until I have answers so I'll wait it out.

We had an update from the estate agent today - who sounds very much like he now works for the buyer rather than us (!). Searches complete and mortgage offer in for our buyer. We dealt with the enquiries this week as best as we could and I guess we see if our responses were good enough or if they want to ask further questions.

I'm a bit worried about a down valuation so will have to see if an attempt to reduce the offer comes in the next few days.

The enquiries were definitely from the buyer as they queried whether the cat flap worked! (It does).

Have you got planning permission for the cat flap though ...!!! ;)

Oh no... days before we are about to exchange we get a letter that the field next to us might be built on.. I guess I'll have to tell our buyer.. :(

@IWillAlwaysBeinaClubWithYouin1973 funnily enough, we do! (Tongue in cheek but we needed planning permission and BC sign off for the doors which is what the cat flap is in)!

Will you? Why? I don't think I would. I don't think there's a legal reason you need to. That letter could easily have arrived days after exchange rather than before?

@isthesolution It is part of the TA06 form where you have to disclose if you know of any local development proposals apparently

They can advise wither it's at the time of your declaration we're you aware (answer being no) and do you needvto declare anything that comes up after you've completed the forms and before exchange.

I wouldn’t either if I had already submitted the form re new developments

Exactly what I'm saying - the letter may have been received in a weeks time or lost in the post.

You filled the forms in accurately at the time. Yes if you knew and didn't disclose it on the forms then that is completely different.

A bit of an update from me.

Asbestos survey results back. None at all in my house and small low risk amounts in my buyers house.

Last minute attempt by the bottom of the chain to get a significant price reduction for no reason. I think the agent sorted that very quickly.

He’s pushing to get an exchange date next week. Fingers crossed.

It looks like my onward purchase will need couple of months between exchange and completion so I’ll need to store my stuff and move in with my other half for a bit. Annoying but doable.

I just want it sorted. Today I saw a removals van from the company I’m going to use. I’m taking that as a good sign.

After nine months, three estate agents, one reasonable solicitor, two useless conveyancers, several offers, one failed purchase after 12 weeks and another buyer immediately afterwards, we moved on Monday and then on Tuesday, because our purchase completed too late for the removal firm, whose vans had been waiting outside the new house for four hours.

One night in a local Premier Inn, an early morning dash for various tradespeople and chaos ever since. Never again!

I have commented on others' posts, so I should say hello and add that I am trying to sell our deceased parents' semi- in a London suburb popular for schools and green spaces. It's in a good road and although it is not fitted out to contemporary tastes, it's well maintained and decorated, light and airy. I am the sole executor as my sibling lives on the other side of the world.

We have had about 11 viewings in five weeks, with a price drop last Friday, and two more booked. I think it was overpriced to start with (wasn't in on the meeting with the surveyor--my sibling handled it). It will probably need to have some extension work done and I think this is giving people pause for thought.

I live nearly two hours away and would like it gone so I'm not worrying every time there's bad weather.

@isthesolution @Twiglets1 @Crikeyalmighty The problem is that it is posted on Facebook (and my buyer is on the local facebook) so it would become obvious that I didn't disclose..

It's ok - if this falls through then I give up - I'm not moving.. I'm buying a fireplace!

But if you’ve already submitted the form you told the truth on it - as far as you were aware at the time. So personally I would not be volunteering this extra information that has only now come to light.

It’s a personal choice. But I would be deactivating Facebook & denying all knowledge if asked about it in future.

I handled the sale of a parental property a few years back but every decision was discussed with my sister before agreeing it with the professionals.

Anyway… hope it’s on at the right price now & you get a sale soon.

Oh nothing agreed without my consent @Twiglets1 and we had a proper valuation done for filling in our IHT forms, but I thought it was a bit optimistic. I think the surveyor was wary of down-valuing as some people seem to try to do that to reduce IHT and take a punt on paying capital gains tax on any difference. So we will probably have to fill in yet more forms to reclaim the difference on what we paid ahead of a sale and what we actually get, at least 50k less. Still, I am aware that we are in a fortunate position not to need to be selling to fund a house move, so can't really complain.

so I rang my solicitor today and we're practically there ready for completion. There's just some outstanding enquiries for them to complete that shouldn't take that long to do but my seller's solicitor have had these enquiries for at least six weeks.

I rang the estate agents today to be like look they're taking the piss, they didn't even communicate to my solicitor that her solicitor was unwell. I've had all my window quotes back and the quotes range from £5k-8k so if they don't have warranty on the windows. But I can't renegotiate until I know if there is a warranty on the windows.

Unfortunately, my blue velvet sofa was left because there is no room for it here. We have gone down from 4 to 3 beds and a smaller kitchen/ diner. I should choose a new user name- but I’m too tired just now!

I've not had a good day. Last week I got told that my buyer's solicitor was ready for exchange and so am I. We were just waiting on my seller and his onward purchase to get the last couple of bits sorted. We'd all agreed on a completion date for 22nd November, I'd booked a removal company, and I thought I could see the end of the tunnel of the stress of the past 5 months!

That was until my solicitors decided to email me at 5:30pm to tell me that there was a charge left on my leasehold title in error by Home & Communities Agency, and it's unlikely that my buyers solicitor will agree to exchange until it's removed.

I don't know why this wasn't picked up a lot sooner, and they didn't give me a timescale as to when the issue is going to be sorted. It felt like they decided to drop the email on me and then log off for the day, so hopefully I get some answers on Thursday!

My solicitors have been unbelievably incompetent all the way through this process, that this feels like a little cherry on top of the shitty cake they've served me!! I'm so upset and stressed that I now wouldn't be surprised if this all fell through, and I just can't imagine moving right now. 😫

I'm so sorry to hear this. It's already and unbelievably stressful process without incompetence being thrown in on top from your own solicitors; I hope it can be resolved quickly for you.

7 days to go...! All feeling very surreal, shelves are down and kids name letters taken from the doors. House completely decluttered in prep for the packers who will come on Wednesday. Feeling discombobulated and emotional (moved here when pregnant with oldest kid, gave birth to youngest in the house, lots of memories) but I know we are making a good choice. Just feels so weird especially as we really didn't think we would get there for so many times over the last 6 months!!

Good luck to all those teetering on the brink of exchange, seems like quite a few of you now and its a really stressful time. Hopefully lots of us will be in for Christmas x
