Hi I took the liberty of starting a new thread as I couldn't answer on the last one.

@kirinm I am glad you've decided I pull out. I wanted to suggest it but didn't want to stress you out. I hope the next house you view is the one and it all goes smoothly.

@ingkir I have just read all the search results. My son has helped with a couple of questions, I've left a message for my friend to help with something else and I am waiting for the solicitor to ring me back as they've attached someone else's details to the end of the paperwork 🙄. I'm distinctly unimpressed as of course potentially someone has mine and the whole stream could be wrong. Looking at what the emails say it is likely it is a one off but I needed to tell them. The receptionist was going to put me through to the solicitors secretary until I said why I was ringing. Already over the time of when she said she'd be back.

I still have a few things outstanding but I won't exchange until I have answers so I'll wait it out.

Those with surveys coming up. I genuinely thought the house I'm selling is perfect (ha!) The survey called out some silly things aka
Astro turf- could be a slip hazard!

There was actually a couple of things that I hadn't known of and hadn't noticed at all. But we've agreed to fix them in advance.

Some slight movement here...my solicitors chasing has resulted in us being told the relevant paperwork will be sent tomorrow, fingers crossed..

Yes, it's the Sellers windows and they are broken and you can't close them. I wasn't allowed to touch them in the viewing. They're causing damp

Solicitor was back in the office today, completion statement is in and I'll be transferring the remaining balance after we hopefully exchange tomorrow 😬. Apparently vendor is now really excited to get it over the line... which is confusing given everything 🤣.

DS (8) spent 30 mins crying today because he doesn't want to move 🫠 trying to remain zen mum of compassion with him 🤪.

Well it looks like we won't be exchanging for a while. The delay is our buyers end. Can't go into details as it would be too identifying. Delay could be well over a month. If our seller had not insisted on delaying completion by a month it would all have been done and dusted. We're so upset and cross.

I got my ID checks & all my buying & selling forms yesterday & am sorting out my mortgage today, so things are starting to move. There are only 3 of us in the chain with us top & the bottom a FTB so hoping it goes ok 🤞🏻

Any one idea on how long it would take. No chain, cash purchase, DH is hopeful complete before Christmas. I wonder if that is a bit ambitious.

It's effectively 6 weeks away with the likelihood of annual leave from 20th onwards so that seems optimistic! Would you want to move days before Christmas?

Still nothing coming on the market for us and silence from our buyer / estate agent for a few weeks. Mortgage surveyor came on Monday so I assume we will hear soon ish if there's been an issue there. Anyone know how long between mortgage valuation and mortgage offer?

This was my thoughts, there may not be the eagerness from all involved to move quickly.

However, the owners have already moved out into their new home so the house is empty, and we are keeping ours as we want to do some work on it before we put it up for sale. So getting the keys before Christmas doesn't mean moving before Christmas, but could mean using that period to migrate over.

I think you'd need good solicitors on either side and zero issues. Hopefully your vendor has all their paperwork in order to move quickly.

@Hoolahoophop Just a bit of a mention on this- are you aware it's 2nd home stamp duty at 8% on your new place if you do that- I might be teaching you to suck eggs but the people buying my father in laws place suddenly realised their stamp duty went from what they thought was 16,000 to 42, 000 and the deal is in jeopardy

Every situation will be different, but by way of example. We have a chain below us, but our vendors are moving out and finding a place to buy later. We had our final solicitor's report yesterday, exactly 7 weeks on from having our offer accepted. We did everything concurrently - enquiries, searches, mortgage and survey rather than waiting for one thing to complete before setting off the next task. The mortgage came back in 2 days so didn't impact the timeline at all as we were waiting for searches to come back anyway at that point.

You may need to factor in your solicitor having any annual / sick leave, but we paid a premium for a good city solicitor with paralegal support so things kept moving even when she was off. Both us and our vendor were very motivated and responsive and our vendor had also paid for a good solicitor. We've been hampered by slower progress further down the chain, but if it was just us and the vendor, we would probably have been in a position to set an exchange and completion date from next week.

I would also flag that when the report comes back, you realise why these things can take so much time. We have reams of paperwork to wade through over the next few days - deeds, title plans, extension plans, certificates for work carried out at various points in the last 30 years, local authority searches, contracts etc. etc. Basically, it's like they go out of their way to put you off buying the house by warning you that it could fall down or explode, the land could be contaminated or the neighbours could be axe murderers. I don't remember it being anything like as thorough 20 years ago - last time I remember just being presented with a few bits and bobs when we went into the solicitor's office on exchange day and that was that. The house we are buying is fairly typical but I was surprised by how much paperwork it has generated and you can see how it only takes one thing being out of place for things to start grinding to a halt.

@Gekko21 thanks, that's really useful to hear. I think my DH might be getting over excited! My thoughts were that it may take a while because, inevitably, these things do.

@Crikeyalmighty yes thanks, the budget did bash us a little, but we are able to fund the additional costs, and will hopefully be able to recoup some of it once we sell our current home. Luckily we can afford the larger mortgage, though it will cost us to do so. But the risk of loosing the house we like means we just have to suck it up.

After thinking it had all fallen over at the start of the week it’s happened. We called our buyer’s bluff and they started playing nicely!

Just joining in with the waiting game. FTB and had an offer accepted in the first week of June but our sellers have struggled with their onward purchase - one fell though after a week (landlord decided to rent it instead) and the next seller pulled out in mid August just as we were talking about exchange dates. Again was an ex-rental chain free property but they are not sure why they pulled out.

Now just over 8 weeks into their third purchase and we have been trying to get an exchange date together since the start of last week as their searches were all back and enquiries apparently complete.

Seller told me: “I’m in a chain but not sure how many above me but I’m hoping to move before Christmas”. Our solicitor and estate agent also not heard any further information about the chain / dates yet despite chasing earlier this week.

I am just feeling anxious as we have been in a similar situation before and our seller pulled out and decided to stay put…

Is it typical to have no information about the chain above you?

Just had the confirmation through for the survey on Monday and it's just a 'mortgage valuation survey'

Ages since I've done this but I think that's quite short and just says 'yes it's worth lending / no it isn't' is that right?

In which case I guess we still have the full survey to come. Blush

Following the budget it’s felt like a little more movement and interest.

Waiting for my third viewer.

Had a great work offer come up that would involve moving overseas so getting a bit more keen to sell and go somewhere new.
