Hi I took the liberty of starting a new thread as I couldn't answer on the last one.

@kirinm I am glad you've decided I pull out. I wanted to suggest it but didn't want to stress you out. I hope the next house you view is the one and it all goes smoothly.

@ingkir I have just read all the search results. My son has helped with a couple of questions, I've left a message for my friend to help with something else and I am waiting for the solicitor to ring me back as they've attached someone else's details to the end of the paperwork 🙄. I'm distinctly unimpressed as of course potentially someone has mine and the whole stream could be wrong. Looking at what the emails say it is likely it is a one off but I needed to tell them. The receptionist was going to put me through to the solicitors secretary until I said why I was ringing. Already over the time of when she said she'd be back.

I still have a few things outstanding but I won't exchange until I have answers so I'll wait it out.

@Tupster I have. My agent has leafleted around our preferred areas but nothing.

It is just generally dead!

God, that's depressing if they can't even dredge up interest with leafleting.

I'm back 😊

After our buyer pulled out at the VERY last minute (costing us a fortune 😡) 2 weeks later and we are back under offer. Dreading the arduous process of surveys and constant phone calls for pieces of paper we don't have. But also pleased to have found a buyer (in rented) so soon after the other one dropped out.

So it's day 1 for us (again) Hoping to complete in January guessing it'll be February.

Still stalemate here over a completion date, which are consecutive dates.

All put in perspective has just had news of a death in the family: feel like telling our buyer to stop wasting everyone’s time and just withdraw completely.

I am so sorry for your loss @Champere 💐 I would absolutely tell your solicitor and say sort it by close of play tomorrow or we walk as some things are more important / not worth this.

I'm finally seeing some progress. It's taken 3 weeks of pestering to get my seller's solicitor to send the contract pack. Now solicitor has it and can order searches. My survey was done today too and my buyer's had theirs done last week. Am I foolish to think I could still be in before Christmas?

Thanks all.

To really top today off, our buyer has just threatened to look at another property because our seller won’t budge on date and she’s frustrated waiting.

We can do nothing about our seller. It’s not our fault he won’t change his mind and we’re in no position to break the chain ourselves. So we’re going back on the market tomorrow after expecting to exchange this week. All over one date. I feel utterly drained today. We only started this because we found a real gem of a house, which we will now lose. Surrounded by boxes and just want to weep.

@Champere oh I'm so sorry to hear that. I can't believe your buyer would walk when you're so so close. That would surely be cutting their nose off to spite their face.

@ingkir We're also probably quite unrealistically hoping to be in by Christmas. Good news for us today is that our searches are back. However, bad news is we found out that the chain below us which was apparently ready to go, isn't actually ready to go! Best not pack the Christmas decorations quite yet!

@Champere really sorry to hear that. I feel your pain. We were meant to exchange last week with completion agreed for the 18th. Only our sellers have decided they don't want their onward purchase now and gone AWOL.
our buyers have moved out of their flat and are staying with family, so they're basically homeless. It's awful. We put an offer on another place today which is chain free and we're waiting to hear back. We offered them full asking price so I hope they go with us.

I would say that’s normal as buyers may he getting mortgage offer sorted first. You should have been sent a Memorandum of Sale by now though.

It’s been so long since I’ve done this. I sold 11 days ago & instructed a solicitor last Thursday. How long before the process starts properly? I haven’t been sent the link to verify ID or anything yet. I want to be on it, but don’t want to be too annoying.

You only instructed a solicitor 3 days ago? I'd give it a little more time before chasing. We have only just done our ID checks and we are about a month in. However we've done loads of other paperwork (we are selling not buying).

Instructed them days before that but they misplaced my instruction form 🙄 hence me being apprehensive. They finally found it last Thursday.

Apparently we're close to exchange.

The company who fitted the windows have gone last year into liquidation and there's no warranty. Trying to find a window man to go out and give quote and they've all asked me to pay £185+ for a report. Is this normal?

I reckon before Christmas might be a stretch tbh but I have had very very slow progress with my sale/purchase so I could be wrong.

@iloveyoubutilovememore Not a huge chain, I just have an utterly useless solicitor! I ended up getting the estate agents to chase both sides to confirm the date instead!

We've just reached a stalemate here. I have ended up chasing my seller solicitor myself but that has failed. They are constantly "unavailable" and being told they will call my solicitor back. My solicitor has called 2x and emailed now....

@Champere So sorry you've had to resort to going back on the market. Did your buyer want the earlier date? if so, is there any way you can sell first and then buy the day after? Removals could hold your stuff overnight for a fee and then get a hotel. I'm sure you've probably already looked at all scenarios already but just in case!

Hi everyone! I’m new here but really need some advice/crossed fingers! We accepted an offer in May, did all the paperwork with the solicitor immediately and asked the estate agent what was going on. They said they had asked the buyer about searches and the answer was ‘I think I’ve paid for them’. Turns out they hadn’t…so after much chasing this was done in September!! And the results early October. We are now at stalemate again!!! Because our solicitor says they are waiting for a response from their solicitor and their solicitor says they are waiting for ours to reply. I have seen the emails and as far as I can tell we are waiting for draft indemnity policies from their solicitor but I could be wrong if I’ve misread it. This has been at least 2 weeks now that we have been waiting but nothing is happening. I have asked our solicitor to sort it out and she has resent her email 3 times and called them but no response. I have called the estate agent every day for the last week but they don’t seem to be doing anything. Our solicitor says they must be wasting time on purpose because she can’t see why else it hasn’t happened. I am going mad!! I don’t know what to do! Any advice anyone?? Can I call the buyers’ solicitor and tell them to do it?? We really don’t want to pull out because we need the money asap!!

That's ridiculous - surely an indemnity policy would be cheaper? Would they accept that?
