Solicitors fees for house sale

Hi
I was wondering if people don't mind sharing how much it costs in solicitors fees to sell a house. I'm in Midlands if that helps as I imagine London may be far more expensive
Also did you pay solicitors fees during the house selling process or just once it completed?

Cost about £1500 total for the sale, had to pay £300 upfront and another £300 as an interim fee 6 weeks in, rest was taken out of the sale when they did the completion statement. That was for a flat in London.

You don't mention buying but that's a separate additional set of fees if you are.

My fees were taken out of the proceeds of the sale, before the money was sent on for our deposit for the onward purchase.

Get a fixed fee quote before you instruct. VAT will be added so take that into account. The payment will come from the proceeds of the sale.

If the sale falls through, the solicitor may charge for work done to date so check that with them before instructing too. All the details will be in the contract you agree with them so check it carefully before signing.

£100 upfront, then the rest taken from the sale of the house.

I think ours will be about £1500 - 2k including VAT. It's normal to pay a few hundred upfront because they will start to incur expenses on your behalf with searches etc. The rest is paid on completion.

Ours is £3k in SE. A few complications to this sale and a good solicitor we have used before but much more expensive than when we last sold in 2021.

Search fees are not relevant for a sale, only a purchase. OP's post asks about selling only.

Selling is slightly cheaper than a purchase, but still expect to pay around £1500. Most solicitors will require some monies upfront (circa £150-200) to open the file, order documents from the Land Registry and complete ID and anti-money laundering checks. The rest will be taken out of the sales proceeds, though there may be requests for further funds if you need to take out an indemnity policy (or two) for lack of warranties/certificates/title issues.
