Any landlords out there who could weigh in? We live in a rented house, our LL and property management co are to be honest crap.
Every time we report maintenance we are left waiting for ages while the LL tries to find the cheapest person to do the job, I chase a couple of times and PM company always come back to me and say they are waiting on LL.
Issues go unresolved and then usually end up costing more to fix as they have gotten worse in the time it takes to actually get someone here to resolve.
Usually I will be sent a name and phone number for a contractor to book in with, I always try and usually don't hear back or a left waiting ages.
PM co have basically said it's down to me to chase up with contractors to get any work complete if I want it done, it's not their problem, however contractors won't come and complete work unless it's been signed off by PM co or LL which is quite often never is. Who should be chasing up with contractors and LL to get issues resolved.
We currently have an issue where something externally on our neighbours property is causing damage to fixtures on ours and I have reported it to PM co. They have advised me that I should go and speak with neighbours and ask them to make changes - I don't think this is my responsibility to discuss with neighbours, to rectify this issue will probably cost around £1000 of works if done properly due to having to dig up and replace things. The neighbours are also not easily approachable although I have a friendly enough relationship with them this could easily fracture.
