Ground floor maisonette with private garden or top floor apartment?

DF reckons top floor is always better but I think in the UK (he isn’t from here so maybe doesn’t know thw market) a ground floor garden flat/maisonette is always easier to resell as people really value private outside space, am I right to think that?
Also share of freehold with no charges is better than a leasehold with lots of fees etc.
Am I the only one thinking this?

I’d always go for a property with a garden and freehold share over no garden and leasehold.

There are pros & cons to both.

id go for top floor with a slide & climbing rope to access the garden!! 😂😂. I want the garden, but cannot stand people banging around above me.

Share of freehold can have a LOT of issues. Whether the roof actually needs repairing & whether to fix or replace. Does it really need the exterior painting/door replacing/fence replacing. How much to spend colour/design. various other 'rules'.

id just look at the flats, then check out the various leaseholds/freehold agreements.
