Miller New Build

I'm looking at buying a house off plan with Miller Homes. Does anyone have advice for buying off plan or experience of Miller Homes?

I think it prob depends on the site if you think about quality of the build and workmanship. I think the quality of the materials is good. Are there any that have been completed and moved in to that you could walk around the street and ask the new owners how their experience has been with snagging etc? That would be your best bet.

No personal experience. The Welsh snagger (see YT) rated them around 50:50 just below Good. Do get new builds snagged.

I've been to a local near completed development to view the show home but yes it's a good idea to go back and speak to a few of the residents/buyers. Thank you for that suggestion

Thank you I will take a look at YT. And yes it seems a pre completion inspection is a must. This is all new to ke as I haven't bought a new build before

I have just moved into a miller homes new build. I bought off plan. I love my house.

they were very pushy to get you to exchange contracts. Think I had 8 weeks to do this. Then silence for months. They do have an app that updates you. I also asked to see stages of my build and fit out.

they do give you just the basics, so find out what you need to buy. I bought flooring, upgraded things at the buying stage so it was done.

Garden was not done only had 6 flags and a pile of mud. The drainage was shocking so they had to fix that. however estate is lovely with lots of green space

there were quite a few snags but they got sorted. It was a hassle at this stage as once I moved in I was swapped departments and they didn’t answer emails etc. workmen turned up at random times. But everything got fixed.
overall I love my house. Looks great, lots of storage and will be a lovely estate when finished

This is really helpful, thank you. It's a lovely area I've lived in for 25 years and I've chosne the premium end of the site. They've said it will have higher end fixtures/fittings. But I'm happy to pay extra to get what I want - I don't want to be retrospectively fitting further down the line.

Yes at the open day, they did seem keen to emphasise exchange in 8 weeks and queried how I'd fund my deposit. They clearly want a legal commitment to secure the sale.

I'm so glad you love your new home. I know the exact plot I want so I'm keen to get everything in place. Did you use a pre completion inspection service? Also how did you find keeping a mortgage offer in place and timing it with the completion date which can change?

@LadyLolaRuben i didn’t use a pre inspection company. My house still wasn’t ready 2 weeks before completion so couldn’t do anything. They do recommend you don’t use one as there is a legal checklist that is used for checks. However you can snag up to 2 years after you complete.

I am still finding things and the workmen have been great. I did find the push to exchange stressful. I went through an independent mortgage company, not the one they recommended. Their preferred partner I had no confidence, bad advice. My mortgage was sorted 8 months before I completed and it was fine to extend. I ended up with a better interest rate.
