- all parties give consent to exchange today
- exchanges happen at the bottom of the chain
- I exchange with my buyer but then my sellers solicitor isn’t available to exchange
- we have an agreed completion date that means exchange HAS to happen today or it will be delayed.
it’s confusing because essentially I’ve agreed a date and then that date can’t happen because of my sellers solicitor surely?
