Viewing a house tomorrow on my own

Dh isn't available as is helping family and can't get out of it. Just found the house today and got a viewing tomorrow.
Any tips appreciated?
Would it be OK to video? I'm taking a tape measure. And notepad.
Really excited as it's a good price and in a quiet area. Presently live in a street that is majority rented and can and has had horrendous tenants.

I filmed every house I went to see when I was hunting, didn't occur to me not to. Even if you're with someone it's so easy to forget things the second you leave. I never asked in advance either, just whipped out my phone as I was walking round. None of the EAs bat an eye.

As others have said, your home is already on the internet for literally anyone to see- I don't see how an interested party who might buy it is any more invasive.

We were relocating during COVID when there were travel restrictions and the estate agent did a live video show round for us. I think I would just check with the estate agent in advance so they can confirm with the sellers. I wouldn't mind so long as I was told about it beforehand and it was a live video, but wouldn't be keen on a recorded video as agree that seems quite intrusive.

Viewed the bungalow and love it. There are more people viewing it though. We've offered the asking price and are cash buyers so hopefully we get it? Dh got there in good time so we could view together. The owner has gone into a home. So just the EA there she was very laid back.
Bonus the loft room has an extra room that wasn't shown. Loads of storage space.

Bungalows are always popular but you offered asking and are cash buyers so you must be in a very strong position to secure it. Hopefully you get confirmation today that they have accepted your offer.

I would ask the EA why the extra room in the loft wasn't shown though - maybe it can't technically be described as a room due to building regulations or something? I don't know. Your solicitor will be asking question to the owners about this so you will find out in the end, I would just ask the EA for now.

Yes we need it for camping gear etc. There's a shed for decorating stuff. Big bathroom with a bath and shower. Just hope we're not outbid.

For an initial (and solo) viewing I wouldn’t video or measure anything! These kinds of viewings, if you’re a couple are only really useful to rule out a property. If you like it you will need to make a second viewing pronto so DH can have a look too. Then is a good time to drill into the details more.

Just go along and get a feel for the place!

That's our approach too. We only need 5 minutes for a first viewing to see if the property has the right look and feel. 75% of properties can be discounted at this stage and then we follow up with a detailed viewing on the short list.

He can just go again if you like it surely? Does he usually manage things for you? You don’t really need tips to look around a house for the first time surely!

It would! Not enough sockets at best means extension cables are needed or at worse a full rewire, which comes at a cost of thousands both for the rewire and then the subsequent redecorating.
There are too many old and unmodernised houses for sale that needs tens of thousands of work, and are not priced to reflect this. A rewire, old kitchen and bathroom, new boiler, artex ceilings, dodgy render and you are looking at a 100k spend.

Surely you could just have more sockets put in. It's a bit messy, but that's all.

Fingers crossed for you OP. It's easy to get sucked into paying more than the property is worth when there are other buyers around, don't forget that will you. Hopefully with no mortgage needed and nothing to sell, you'll be in a very strong position.

I'm very independent and tbh he said if I'd gone alone and liked it then we'd get it. But we're potentially going to end our days here so of course I'd want him to see it. What a silly thing to say.

It's worth what we've offered. Needs modernising but it's superficial. We're pretty handy and also know a decent builder who can do the bits we can't.

It's just such a lovely quiet avenue. Cars don't go down. No cars at the front just path. Be great for dgcs too.
