New build flat- who pays service charge?

I have just signed to rent a new build flat in a new development- I can just afford the rent as advertised but have just had a thought- might there be service charges for garden/ property maintenance ect? (there is a large communal garden and cinema room etc). I know paying a service charge/ ground rent is usually done when buying a flat in a block but I have no idea if the same applies for renting!! I have got as far as the references stage and no service charge has been mentioned thus far, just £50 a month for an additional parking space- any thoughts?!

You need to read then re-read your tenancy agreement. We used to rent out flats and always paid the service charge, ground rent and repairs ourselves. You should be fine but like I say check first before you sign anything else.

Usually the landlord will pay that and it is included in your rent.

Check the lease and if you don’t have that, check the original advert.

I have never had to pay service charges in a flat.

Ask the agent, or the landlord in writing, email is fine. Get a reply in writing.
