...isn't that insanely high?!

Although I'm not feeling optimistic if that many people have viewed (I have no idea how the stats are that high and EA said it's WAY above the average) and we've only got 1 viewing booked in (who the agent rang and persuaded to come and view despite their misgivings about the fact we only have space to park 2 cars) and 1 other supposed viewing yesterday who cancelled saying that they had double-booked plans and now isn't responding to the agent's calls.

Agent is coming round here tomorrow to talk about a 'marketing plan'. I'm pretty convinced we've priced too high, even though we took their advice and it's comparable to houses on the market in the area. I don't know how long we stick it out before dropping the price.

I'm just so desperate to be able to get this house that we love! I've looked at multiple houses this past week and hate them all, which is convincing me even more that I only want to move if I can move to this one particular house. Brilliant! 🤪

What a pleasant change from all the new build nasties that get posted, with zero storage, tiny bedrooms and a confused ‘why won’t this sell’. I reckon OP will get her asking price, you just need to wait for a buyer who appreciates character. I noticed from a quick rightmove search that there are quite a few Bellway newbuild detached houses on for 480k-495k, ultimately that may be your competition.

And I also disagree with people saying the photos look weird - it just looks to me like you enjoy colour, and have all the lights on which is recommended.

I've no idea on anything as not my area, but it's a beautiful house that I'd personally love to live in.

Green is my very favourite colour but not on walls. I’m afraid the dark, green room would put me right off…it looks spooky and oppressive to me.

Oh that’s odd. I like it, I’d not do the ceiling green, but it’s a nice colour. I’ve never found green a spooky and oppressive colour though.

Nothing particularly unusual. It's 300 years old so it has a lot of character and original features but there isn't anything crazy about it, or about the price we're asking.

It'll have been shared in one of the "old house" Facebook groups. I wouldn't stress.

Haha I fear I might need to confess. I don't honestly think it matters that much what the analytics show when we aren't getting viewers through the door.
It is quite an increase in price but seems very much in line with what all properties have done around here. We had three valuations and they all said similar and one came in at 485. On an instant valuation, it comes in between 460-470, so everything is about the same.
I do think we probably need to drop the price but I don't know how long you wait to do that - we've never been in this position before.
Ultimately, I don't want to drop it too low or we won't have a big enough deposit for the house I want to buy! But if we keep it at this price we won't sell quickly enough to buy the house I want anyway...🤪

If anything, it will assist with the marketing!
I don't think there is any hard and fast rule about whether to drop a price or not. Many sellers, who are in no hurry, keep their properties on the market for years without dropping and hope that the market catches up. If you need to sell rapidly, on the other hand, you would reduce much more rapidly. Your house is the kind that you may find a buyer straight away who loves it and finds nothing comparable or you may find it sticks because it has a lot of bedrooms but a small garden and is expensive for your area.
I love the green and the character personally.

I don't think it helps sell a house so not especially disingenuous. You're much more likely to have your home and style ripped to pieces than find a buyer as a result of posting a link on MN.

Agree it’s not necessarily “a lot” depending on area. Terraces on my street (about 1900 square feet) go for between 750k and 900k.
