...isn't that insanely high?!

Although I'm not feeling optimistic if that many people have viewed (I have no idea how the stats are that high and EA said it's WAY above the average) and we've only got 1 viewing booked in (who the agent rang and persuaded to come and view despite their misgivings about the fact we only have space to park 2 cars) and 1 other supposed viewing yesterday who cancelled saying that they had double-booked plans and now isn't responding to the agent's calls.

Agent is coming round here tomorrow to talk about a 'marketing plan'. I'm pretty convinced we've priced too high, even though we took their advice and it's comparable to houses on the market in the area. I don't know how long we stick it out before dropping the price.

I'm just so desperate to be able to get this house that we love! I've looked at multiple houses this past week and hate them all, which is convincing me even more that I only want to move if I can move to this one particular house. Brilliant! 🤪

Sometimes I forget that this is such a big open public forum, the smaller threads with not many replies can especially lure you into a false sense of security!

sadly I don’t want to move, have never been to Yorkshire and couldn’t afford it even if I did ever have an intention of moving to Yorkshire. Which I don’t.

Have some of those photos (especially the first ten or so) been embellished by AI or something? Because they look more like drawings than photographs. I'm not sure if this matters or not, although it has highlighted rather well the chipped paintwork on the handrail on the landing of all things.

There are two things that put me off buying this house. One, it's too far away from where I want to live. Two, I can't afford it. But other than that I could see myself very happy living there.

You'll need to confess to your agent that you posted a link on Mumsnet!
It's a beautiful house but do you think a nearly 20% uplift in 3 years is realistic? If you are desperate to buy a specific house, you may need to reduce to achieve a sale. Maybe leave it 2-3 weeks and see if you get more viewings.

It will probably be the lack of a garden putting people off. Could you get some photos to make the outdoor space look bigger? Also I would paint the living room a more neutral colour - you could do that in a weekend.

I don't think they've been enhanced by AI. They look very much as it looks in real life. I need to get them to replace the landing photo because the handrail is now finished. It was being replaced when they took the photos. Solid oak now 😊

Haha I fear I might need to confess. I don't honestly think it matters that much what the analytics show when we aren't getting viewers through the door.
It is quite an increase in price but seems very much in line with what all properties have done around here. We had three valuations and they all said similar and one came in at 485. On an instant valuation, it comes in between 460-470, so everything is about the same.
I do think we probably need to drop the price but I don't know how long you wait to do that - we've never been in this position before.
Ultimately, I don't want to drop it too low or we won't have a big enough deposit for the house I want to buy! But if we keep it at this price we won't sell quickly enough to buy the house I want anyway...🤪

Look at this one - it doesn't look like a photo at all. It's beautiful, but looks like a painting of a photo.

I see what you mean. I think it's the way he edited it. I've asked the agents to tell him to tone it down on those living room photos. He's turned up the saturation way too much. I'm feeling sensitive after someone referred to it as 'Homebase green' on the other thread 🤣

We recently spent good 10 min trying to figure out if some furniture, mainly sofa, was photoshopped in or ai added in one listing. Some agents seem to use odd filters or something.

It reminds me of intros from 1990s comedies, like After Henry or Grace & Favour. It is beautiful, but for selling as house needs to be as a photo of the room, not an image of same.
