Completion date changed?

We completed searches and enquiries on our purchase

We have no sale. We propose a moving day and this was accepted

Three weeks later solicitor informed me the seller is now stating they cannot complete on agree date and are not in a position to give that date yet.

Is this usual? Solicitor seems to thing it wasn't fair. The

They did have a property then changed their minds and quickly found a new one.

Maybe they changed their minds again?

Solicitor said it was I unusual when a completion date was agreed.

Not Sue how much conveyancing your solicitor has done, but this is not unusual at all!

People often suggest completion dates before exchanging contracts. But until exchange, the completion date is not set and can easily be changed. You are still in the negotiation stage of the buying process.

@AgreeableDragon well I was surprised when she said that as I thought it would move too. but she is a really experienced conveyancer.

She said was ready to draw down the mortgages.

The sellers first property fell though and the second property they have only recently found so I was surprised they agreed to my date.

Our buyer (bottom of chain) changed the date by two weeks as we completed summer of 2020 and they didn’t want the neighbours judging them for moving during covid (even though it was allowed then). We had booked removals too.

Were you anticipating exchanging and completing on the same day? She shouldn’t be drawing down on the mortgage unless completion is imminent. And as your seller’s purchase had fallen through there’s no way the original suggested completion date could be met!!!!

This is not unusual.

The completion date is not fixed until you have Exchanged contracts. At the point you exchange contracts, everyone in the chain has to agree on a removals date and that is legally binding.

This is what I thought I was surprised when she said it was unusual.

My seller pulled out of their first purchase ages ago and has found a new property and the completion date was agreed several weeks after this but I was still surprised they agreed as they would have only just started searches.
