We are moving to London and need to decide between the below houses. I need to move to any of these locations due to work. Please provide your valuable inputs on the houses and the areas in terms of safety, proximity to town centre, commuting options etc. I will be moving with 2 teenagers

I quite like first and second, especially second. I'm not from the area and I doubt anyone would know all 4 areas, but house wise the second has great potential and good EPC, near a park and also good distance to London/transport.

I like the first and second ones. I'd choose Carshalton over Wallington (I was born in Carshalton), but I think the layout of the 2nd one would suit your family better - the kids could have the first floor and the top floor would be for you.

Is there any security issues staying around the town. The town location suits us due to daughter's connectivity to school and also proximity to daily needs. Please advise.

Sutton town is a bit rough, although much better than when I grew up there 20+ years ago. Although it's not as 'naice' as somewhere like Carshalton, it's fine- lots of families live there.

I think it´s got great renovation potentials. If you get rid of the built in wardrobes. and if you can afford a bigger renovation then you could get rid of the wall between the kitchen and lounge area and make it a dining area and a kitchen. and turn the dining room into a living room.

For me the second properties kitchen is too small and there is less scope to fix that.

I don't know the area but house 1 is the most appealing. I'd go for that one.

I don't know the areas but in terms of the houses I'd say it's between 1 and 2. The other two look as if they would need a lot of money spending on them right from the start. The second one looks well looked-after and, though it's top-heavy, that would be fine with teenagers and with cosmetic changes you could make it your own. The first one looks like the best house in itself and could be updated room by room to make it amazing, especially if you changed did some knocking through downstairs as someone else suggested. However, I wouldn't really like a downstairs bedroom by the front door.
